IHG Signs Rome's First Kimpton for a 2029 Opening

IHG has signed a Kimpton property in Rome, the brand's first in the Italian capital, expected to open in 2029 with 114 rooms at Via Sicilia 57.

The Rome signing

IHG Hotels & Resorts has signed a Kimpton property in Rome, the brand's first in the Italian capital. The release carries a 30 September 2026 dateline from London. The hotel is expected to open in 2029 with 114 rooms.

Castello Sgr's Rome Hotel Development Fund owns the property. The fund's investor is the 1AM Rome Prime Real Estate Development Fund, and Castello Sgr's March 2026 release names Gemini Grupe as lead investor alongside a pool of Nordic investors.

The building stands at Via Sicilia 57, between Via Veneto and Piazza Barberini in the Ludovisi district. Castello Sgr describes it as an example of Rationalist architecture.

The asset and the conversion

The hotel takes the existing building and converts it. IHG places the property in the Via Veneto area, its third hotel in that district. The programme lists a rooftop bar, a restaurant, an internal courtyard, wellness facilities and dedicated meeting and event space.

The theatre inside the building is restored as a multifunctional arts and events venue. IHG describes that venue as open to guests and to local residents.

The Rome count

The release's subheadline calls the signing IHG's ninth hotel in Rome. Its body places the hotel alongside nine existing properties in the city. The release names InterContinental Rome Ambasciatori Palace and Six Senses Rome among the city's Luxury and Lifestyle properties, and Hotel Alexandra Rome, Vignette Collection, as an upcoming property.

The Italy pipeline

IHG states that it has passed more than 50 open and pipeline properties in Italy. The release puts the operating count at 33 hotels and the pipeline at 21 more. The release marks every Italy and Rome figure as of 30 June 2026.

Kimpton's position

The Rome hotel becomes the second Kimpton in Italy, after Kimpton Villa Miramare Taormina. IHG counts 14 open and six pipeline Kimpton hotels across Europe.

The release's About Kimpton block gives the brand's wider scope: more than 75 hotels and more than 100 restaurants, bars and lounges worldwide, and a founding in San Francisco in 1981.

The owner and the executors

Castello Sgr describes itself as an asset management company specialising in alternative investment funds, mainly in real estate. The release gives approximately EUR 5.3 billion in assets under management at 31 December 2025, more than 90 active funds and over 400 properties. Castello Sgr joined Anima in July 2023 and Gruppo Banco BPM in April 2025.

Coldwell Banker Commercial ran the operator selection for the fund, according to Italian real-estate reporting.

The executives

He described Rome as a destination undergoing a renewal of its high-end hospitality offering.

Tomas Langaitis, Fund Partner at 1 Asset Management, said the partnership with IHG will deliver a landmark lifestyle hotel in one of the city's most prestigious districts. Luca Tomesani Melotti, Principal at 1 Asset Management, described the rebirth and reinvention of the building as the spirit of the project.

The company

IHG states a portfolio of 21 hotel brands, more than 7,100 hotels and more than one million rooms across more than 100 countries, with a development pipeline of a further 2,400 properties. It counts more than 160 million members in IHG One Rewards.
