IHG Hotels & Resorts has signed San Bernardo, Vignette Collection in Madrid, the company said in a release dated 29 September 2026. The hotel will hold 67 rooms. IHG expects it to open in March 2028.
The signing brings IHG's open and pipeline Luxury & Lifestyle portfolio in Spain to 21 properties, which IHG calls a growth milestone in the market.
The asset and the conversion
The hotel takes a partially protected heritage office building on Calle de San Bernardo in central Madrid. The redevelopment will preserve key architectural features and add contemporary design and amenities: an internal courtyard, an all-day dining venue, a lounge and bar, and fitness facilities.
IHG places the building close to Gran Vía. The release describes Madrid as one of Europe's most dynamic luxury hotel markets and the signing as a strengthening of IHG's presence in one of Spain's most important gateway markets.
The owner, the operator and the adviser
San Bernardo 19 S.L. owns the property, and Hotel Collection International will operate it. IHG describes the operator as one of its largest franchisees in the country. Catella, a Spanish real estate advisory and investment management firm, consulted on the deal.

Spain
IHG names Spain one of its priority growth markets in Europe, citing the country's position as one of the world's most visited destinations and long-term investor confidence in the hotel sector. The company's portfolio in Spain spans ten brands across the Luxury & Lifestyle, Premium, Essentials and Suites segments. IHG lists Madrid, Barcelona, Mallorca, Málaga and Marbella among its continued expansion destinations.
The release names three recent Vignette Collection additions in Spain alongside this signing: Finca Banyols in Mallorca, Casa del Compositor in Jerez and Hacienda de la Vega in Carmona.
The brand behind the signing
Vignette Collection launched in 2021 as IHG's luxury conversion brand and is the newest addition to the group's Luxury & Lifestyle portfolio. IHG reports 38 open Vignette Collection hotels and a further 46 properties in the pipeline as of 30 June 2026. The release states that the brand has passed the halfway point towards an original ambition of 100 hotels within ten years of launch.
Each property keeps its own name, identity and character. Owners gain access to IHG's global systems, distribution and the IHG One Rewards loyalty platform. The brand runs two signature programmes, Memorable Rituals and A Means for Good.
Europe's first Vignette Collection was Casa da Companhia in Porto. The brand has since expanded into the UK, Hungary, Italy, France, Türkiye and Spain. IHG names Canary Riverside Plaza in London and Esperança Hotel in Braga as recent additions to the regional portfolio.
IHG at group scale
The release's own About IHG block puts the company at 21 hotel brands, more than 7,100 hotels, more than one million rooms and more than 100 countries, with a development pipeline of a further 2,400 properties. The same block lists the group's Luxury & Lifestyle brands as Six Senses, Regent, InterContinental, Vignette Collection, Kimpton and Hotel Indigo. It reports more than 160 million IHG One Rewards members and approximately 400,000 people working across IHG's hotels and corporate offices.
