What Treasure Island's Rental Supply Means for the Room Block

Treasure Island's first phase opened 148 serviced homes and publishes no hotel room count: a housing ceiling of 8,000 homes rising toward 10,800, a ferry clock that ends at 8:20 p.m. on weekdays, and a $165 city par rate.

The supply the island just opened

Treasure Island's first completed residential phase opened on 17 July 2026 as 490 Avenue of the Palms, a six-storey building of 148 homes along Cityside Park. The operator's leasing post is dated 16 July 2026. Thirty-four front-row homes inside the building trade as The Palms Collection on a serviced lease, and Sentral manages the building.

The island carries a housing ceiling of 8,000 homes. The development team has submitted a revised proposal that would raise the entitlement by 35 percent to 10,800 homes. Treasure Island Community Development has completed nearly 1,000 units in less than four years, about 27 percent of them below market rate, per the Chronicle's 8 July 2026 report.

Residents arrive ahead of any rooms. Nearly a thousand people live across Treasure Island and Yerba Buena Island, Hawkins is fully leased and Isle House was 95 percent leased at the operator's July 2026 count. Eight parks are open.

What the booking record carries

No hotel key sits in the published record. The Treasure Island Development Authority lists hotels among the project's components and publishes no room count and no delivery date. The operator's venue directory lists no hotel. A reservations team reading the file gets a dated residential base and no inventory to hold.

The rooms a block can bind

The room block stays on the mainland. The ferry connects the Ferry Building at Gate B with the island landing seven days a week at $5 each way and $10 round-trip. The operator puts the crossing at eight minutes on its ferry page and about ten minutes on its access page. Weekday departures from the island run from 7:30 a.m. to 8:00 p.m., and the last weekday sailing from Gate B leaves at 8:20 p.m.

Muni route 25 runs to the Salesforce Transit Center and along the Embarcadero every 20 minutes, every day. The operator publishes no island shuttle and no per-trip passenger capacity.

A booking window that ends at 8:20 p.m. on a weekday decides where the arrival night goes. Ask the operator for a coach plan before a party commits to a late finish.

The rates the island sits between

San Francisco Travel's 2027 outlook projects 72.1 percent occupancy, an average daily rate of $271.43 and revenue per available room of $195.61, with 33 events at Moscone Center and more than 640,000 room nights. Its 2026 figures read 70.7 percent, $266.16 and $188.06, with 38 events at the centre and more than 656,000 room nights.

Engine records a $165 par rate across 3.1 million public rate observations from May 2024 to April 2026. That figure ranks San Francisco 18th of 50 markets and 11 percent above the $148 median. Engine's monthly band runs from $129 in December to $197 in March.

The island's own asking rents sit above that band. The Palms Collection ranges from $4,320 to $18,000 a month, the building's homes run from $3,000 to about $9,000 a month, and furnished homes carry an average premium of approximately $1,500 a month, per the Chronicle's 8 July 2026 report and the operator's 10 July release. Thirty nights at the $266.16 citywide average comes to $7,985.

New hotel supply is thin against that demand. Atlas Hospitality Group's survey records zero hotel rooms under construction in San Francisco in 2025 against 169 rooms in 2024, and 15 hotels with 1,610 rooms across the Bay Area against 21 hotels and 2,452 rooms the year before.

The terms the file does not state

The published record carries no corporate rate, no booking window, no cancellation term, no commission arrangement and no hotel operator for the island. Ask the mainland properties for their own windows and cut-off rules. Ask the development team for the delivery date and the room count of any hotel phase before a block goes to paper.
