An $80 Million Sale, an Eleven-Month Cycle and a Flag That Stayed

Park Hotels & Resorts sold the 316-room Hyatt Centric Fisherman's Wharf for $80 million, or $253,000 a key, at 64.0 times 2024 EBITDA. The renovation completed about eleven months later under a retained Hyatt Centric flag.

A 1990 building reworked inside its own walls

Cvent's venue record for the Hyatt Centric Fisherman's Wharf lists the property as built in 1990 and renovated in 2026. The record gives 316 guest rooms and 19,000 square feet of meeting space, with a largest room of 6,696 square feet. It lists 154 single-bed rooms, 162 two-bed rooms and three suites against a 14 percent room tax rate.

Park Hotels & Resorts closed the sale in May 2025. The company's release, carried by Hotel Online on 23 May 2025, gives the 316-room hotel at $80 million, or $253,000 per key, and names no buyer.

Hoodline reports that the completion announcement ran on 15 April 2026, eleven months after the close. The work covered every guest room, the public areas and the event halls.

What the price says about the earnings base

Park's release states that the sale price represented 64.0 times the hotel's 2024 EBITDA. Proceeds went to return-on-investment projects elsewhere in the portfolio and to general corporate purposes.

At $80 million and 64.0 times, the 2024 EBITDA the price was struck against computes to about $1.25 million. That is the multiple a buyer applies to a thin earnings year at a Wharf address.

Chairman and Chief Executive Thomas J. Baltimore, Jr. said Park was working toward disposing $300 million to $400 million of non-core hotel assets in 2025, and that the company had sold or disposed of 46 hotels for over $3 billion since 2017.

The booking windows the profile publishes

Cvent carries two promotions on the property's profile. The first runs 1 September to 31 December 2026 under the renovation. The second runs 1 January to 31 December 2027. Both are tagged promotional rates, and each attaches a document to the profile.

The profile lists three priority windows that the venue prefers for events: 22 November to 30 December 2026, 1 to 9 January 2027, and 14 January to 28 February 2027. Those three windows are the property's own published shoulder dates for the next two years.

The meeting floor reads the same way. Twelve rooms carry 19,000 square feet, with 6,696 square feet in the largest and 3,290 in the second largest.

The flag stayed on the building

Cvent lists the chain as Hyatt Hotels and the brand as Hyatt Centric for 2026. The completion release states that the property is part of the Hyatt Centric brand.

The record carries the property's channel identifiers alongside the brand: a Hyatt Envision code, a Travelport code, a Passkey identifier and a Green Key rating of 5.

Sage Hospitality Group took over management. LODGING reported the appointment on 11 February 2025, about three months before the close, as Sage's second collaboration with Park Hotels & Resorts after Hilton Denver City Center. Sage Restaurant Concepts runs the hotel's two full-service restaurants, Brick & Beam and The Wardroom.

What the file holds

The building kept its structure and its flag. No permit record and no contract value appear in any source reviewed, so the renovation spend at the property level stays unpublished.

No source reviewed states when construction began either. The completion announcement stands as the start of record.
