The rooms off the shelf
Borgata Hotel Casino & Spa began a $107 million renovation of the Borgata Tower on Sunday 13 September 2026. The work covers every guestroom and suite in the tower, the guestroom corridors and the main lobby, known as The Living Room. NJBIZ puts the covered block at about 2,000 guestrooms and suites.
Renovated rooms come back on a floor-by-floor basis from October 2026. A Borgata spokesperson told NJBIZ that work at the 43-storey tower should finish by autumn 2027. The property's own announcement carries no completion date.
The dates on the record
Borgata announced the project on 2 September 2026. Hotel Online stamped its reprint 15 September 2026 at 17:50 UTC. The NJBIZ report of 2 September carries the room count and the completion estimate. The reprint carries neither.
What the property publishes on booking
The announcement carries no rate for the renovated rooms, no average daily rate, no revenue per available room and no booking window. It carries no investment split by floor, no named contractor and no phasing beyond the month the first rooms return.
Borgata publishes no rate against the covered rooms for the 2026 and 2027 stay seasons. Its own site at borgata.mgmresorts.com did not answer a fetch from this desk.
The market the rooms sell into
New Jersey Division of Gaming Enforcement figures put Borgata first among the city's nine casinos for net revenue in the second quarter of 2026, at $218.4 million and up 3.6 per cent on the year. NJBIZ reported those figures on 2 September 2026.
NJBIZ reported on 17 September 2026 that citywide gaming revenue fell 4.1 per cent to $615.7 million in August and that internet gaming rose 4.4 per cent to $259.3 million. Borgata led casino win for the month at $85.37 million, up 6.4 per cent, and its year-to-date win rose 3.6 per cent to $556.73 million.
Borgata has taken rooms out of that market before. NJBIZ records a $55 million remodel and rebranding of the Water Club into MGM Tower in 2023, alongside completed upgrades to the casino floor, the restaurants and the bars.
What a seller can work with
The published record gives a start date, a returning month and an estimated finish. It gives no seat on the calendar for the rooms that come back in October, no rate shell and no group block against the dates under construction.
