PMZ Realty Capital LLC closed a $10.2 million permanent loan for the Staybridge Suites Pecos in West Texas. The lender announced the closing on 20 October 2026. Hotel Business carried the announcement under Adam Perkowsky’s byline, and Hotels magazine ran the same release the same day under Swasti Sharma’s byline.
PMZ’s own representative-transactions page carries no Pecos entry.
The terms that are public
Three items sit on the record: the $10.2 million figure, the permanent structure and the property. The release names no borrower, no counterparty, no term, no rate and no loan-to-value. It carries no room count, and it does not state what the new debt replaces.
The property opened in April 2019. That is seven years of operating history behind the underwriting.
Berk’s reading of the market
Peter Berk, president of PMZ Realty Capital LLC, put the closing in the context of the cost of debt. “Closing this $10.2 million loan for the Staybridge Suites in Pecos, TX, required navigating a challenging capital markets environment, with rising Treasury yields creating additional headwinds for borrowers and putting pressure on financing terms,” he said.
He placed the credit case on the sponsor. “In this environment, strong sponsorship was a key differentiator, providing confidence in the project’s fundamentals and the team’s ability to execute.”
Two claims run through those sentences. Yields moved against borrowers, and the sponsor carried the deal. Both come from the firm that placed the loan.
Berk’s next comment gives the relationship a length. “We’re proud to have built a 20-year relationship with this client, working together across numerous transactions and navigating a variety of market cycles,” he said.
Twenty years and several cycles describe a repeat borrower. The release gives no detail on the credit file behind that record.
The asset behind the loan
Staybridge Suites Pecos opened in April 2019. The release describes all-suite accommodation and lists complimentary breakfast, an evening social hour on Mondays, Tuesdays and Wednesdays, an indoor pool, a 24-hour fitness centre, an on-site barbecue area, complimentary guest laundry, free parking, a business centre and a 1,250 sq ft meeting room. It adds a pet-friendly policy and hearing- and vision-accessible guestrooms.
The opening date and the amenity list come from PMZ. IHG’s property page blocks automated retrieval, so both details stand as vendor-supplied.
The property’s existence and brand check independently. OpenStreetMap carries a Staybridge Suites Pecos on Lincoln Street in Pecos, Reeves County, Texas 79772, tagged as a hotel under that brand.
The site and the demand base
PMZ places the hotel among commercial plazas off Interstate 20, about one mile from Buck Jackson Arena and two miles from the West of the Pecos Museum. OpenStreetMap routing returns 0.74 miles to the arena and 1.90 miles to the museum.
The release names the demand base: oil and gas companies, their suppliers and service providers, AI and data centre infrastructure development, and the construction industry.
That demand base sets a stay pattern. A property with midweek social hours and free guest laundry serves guests who book several nights at a time. Rate decisions on such an asset sit with negotiated accounts and length-of-stay pricing, and those accounts renew against project calendars across Reeves County.
What the numbers allow
The disclosed figure supports one reading. It is $10.2 million of permanent debt against an all-suite hotel in a single-industry Texas town. The release withholds the per-key figure, so the loan cannot be converted into a value per room.
Berk names rising Treasury yields as the constraint on terms. The closing went ahead for a sponsor with a 20-year record at the lender. Those two facts describe the credit that cleared in a harder funding market.
Treat the transaction as announced and attributed. PMZ placed the loan, PMZ disclosed the amount, and PMZ supplied the property detail.
