JLL's Hotels & Hospitality Group arranged the sale of the 61-room Ocean Point Inn in East Boothbay, Maine. JLL's release is dated 20 October 2026, and hotelbusiness.com republished it the next day. JLL represented the seller, East Boothbay Bluebird Holdings LLC. Star Mesa Capital acquired the asset.
What changed hands
The property holds 42,890 square feet across 17 buildings on about 12.5 acres. It overlooks Linekin Bay and the Atlantic Ocean. The release describes the inn as recently renovated. It dates the original construction to 1945 and the comprehensive renovation to 2023.
The room mix runs to guestrooms, suites and private cottages. The waterfront restaurant and bar is listed as recently renovated. An outdoor pool, fire pits, lawn games, a gift shop, oceanfront gathering spaces and on-site staff housing come with the asset. The release puts parking at more than 80 on-site spaces, and the address at 191 Shore Road.
The release uses the legacy name. The property has traded as Bluebird Ocean Point Inn since the 2023 reopening.
The operator stays in place
Lark has operated the property and remains in place as operator under the new owner. The release states that arrangement in one sentence. It gives no management term, no fee arrangement and no performance clause.
The seller is Lark's own Maine entity. The Boothbay Register reported in May 2022 that the same LLC bought the inn that March, quoting Lark chief executive Peter Twachtman. The buyer takes the asset with the management company already in place.
The buyer's other assets on the same bay
Star Mesa's own site describes a firm founded in 2012 as an owner-operator of commercial real estate. It has since become a multi-strategy investment platform with two arms. Star Mesa Capital focuses primarily on credit-related investment opportunities. Star Mesa Properties owns and operates a portfolio of real assets.
The release names Star Mesa Capital as the acquirer. The operating companies Star Mesa lists under Star Mesa Properties include Linekin Bay Resort and Robinson's Wharf. Linekin Bay Resort sits on Linekin Bay in Boothbay Harbor, with lodges and 20 cabins across a 20-acre site, per the resort's own site. Robinson's Wharf is a seafood restaurant in the Boothbay Harbor and Southport area.
Both sit inside the same coastal market as the acquired inn. Linekin Bay Resort fronts the same bay the release names. The release does not say which entity will hold title to the hotel.
A credit arm named as the buyer
Star Mesa Capital's site sets its typical target range at $5 million to $15 million, with flexibility across the capital stack. It lists bridge lending, acquisition financing and distressed debt as its strategies. It states the firm is closed to outside investment.
The operating companies, hotels included, sit under Star Mesa Properties. The release names the credit arm as the buyer.
Who runs the Maine portfolio
Star Mesa's leadership page names Kellie Reiland as a principal. She leads the firm's Maine portfolio and oversees asset management, operations and strategic planning for those properties. The page records a finance background in investment banking in Houston and Denver before she moved into real estate in 2012.
The arithmetic the release supports
Building area works out to about 703 square feet per key. Site area works out to about 0.2 acres per key. The 17 buildings average about 3.6 keys each. Parking runs at about 1.3 spaces per key.
Where the release puts the demand
Ocean Point sits about seven miles from Boothbay Harbor, which the release describes through its restaurants, shops, galleries and maritime attractions. Bar Harbor, Acadia National Park and Greater Boston all fall within driving distance on the release's own wording.
The release names weddings, social events and retreats as demand. Visitors to nearby scientific and educational institutions are the fourth source it names.
What the release leaves out
No purchase price. No cap rate. No per-key figure. No buyer financing terms. No closing date. No revenue, occupancy or rate for the property in any period.
"Ocean Point Inn represents a quintessential Maine lodging experience that simply cannot be replicated today," said Senior Managing Director Alan Suzuki, who led the Hotels & Hospitality Group team. "Following a highly successful, top-to-bottom physical transformation, the inn provides Star Mesa Capital with a strong operational foundation and long-term value creation opportunities in one of New England's most sought-after coastal hospitality markets."
A price for this asset needs a deed or a broker filing. Neither appears in the release. Star Mesa Capital gives the $5 million to $15 million range as its typical target, and no source in this article puts a price on the inn.
The renovation and the seller
Construction in 1945 and a comprehensive renovation in 2023 set the cycle. The renovation closed three years before the sale. The release states no capital spending after 2023 and no planned programme.
The release names the seller only as an entity. It describes neither the ownership behind East Boothbay Bluebird Holdings LLC nor that entity's holding period. A 2022 print gave the inn 60 rooms and about 20 acres, against the release's 61 rooms and 12.5 acres.
