Focus and Group Fox Management broke ground in January 2026 on a 39-story residential tower at 128 Southwest 7th Street in Brickell. Gensler designed it. Suffolk Construction has moved from test piles into production piling.
The tower carries 517 residential units across roughly 800,000 square feet and takes its name from the Miami Starlite Motel that stood on the site. Florida YIMBY reported the milestone on 31 March 2026.
The record in numbers
Thirty-nine stories. 517 units. About 800,000 square feet. About 16,000 square feet of indoor amenities.
The published areas divide into two per-unit figures. The gross figure returns about 1,547 square feet a unit and the amenity figure about 31.
The developer line
Two firms hold the developer credit. The report names no ownership split between Focus and Group Fox Management, no capital partner, no lender and no lead developer.
Gensler holds the design credit. Suffolk holds the construction contract.
The design
Renderings show rounded floor plates and horizontal balcony lines above a podium. The podium carries a landscaped amenity deck with a resort-style pool, planting and shaded seating.
The indoor programme lists coworking space, a lobby, a fitness centre, pet amenities, multiple pools and outdoor lounges.
The block
128 Southwest 7th Street sits on the western edge of Brickell near the Miami River corridor. The report places the project among several large residential developments pushing west in the district, where low-rise properties give way to taller mixed-use and multifamily construction.
It names none of the neighbouring schemes and carries no parcel description and no measured walking distance.
Four fields would fix the project on a district map: a parcel description, the neighbouring schemes, a delivery date and a tenure.
The early package
Keller has begun pile work. Langan Engineering & Environmental Services is geotechnical engineer. Fenagh Engineering and Testing handles materials testing, threshold and special inspections.
The Suffolk account dates the start and records the sequence: test piles complete, production piles begun, both well types installed.
The fields still open
No completion date. No unit mix or bedroom counts. No rents. No tenure word, so the file supports neither rental nor condominium. No project cost, loan or contract value. No retail or restaurant tenant.
The delivery year decides which hotel supply plans this tower touches. The public record does not supply that year, and the piling stage is the only firm fact for timing.
