One Thousand Group bought the Edgewater land as Tower 36. The project now carries the Anantara name, and it carries the same acreage. The record holds a paper trail for the site and a set of estimates for the tower.
Three Parcels and One Address
PROFILEmiami reported the closing on 10 December 2024 as a 1.6-acre site in East Edgewater for a project then called Tower 36. Three addresses made up the parcel: 3601 Biscayne Boulevard, 345 NE 36th Street and 409 NE 36th Street. The same report put the purchase at approximately $53 million, named Cirrus Real Estate Partners as the financing party and placed the site at the intersection of East Edgewater and the Design District.
The project record describes the land as a "1.6-acre, multi-parcel East Edgewater assemblage at 3601 Biscayne Boulevard" and states that One Thousand Group closed on it "from three sellers." The December 2024 report names no seller count. Both pages agree on the acreage and on the buyer.
Two Dates for One Acquisition
The project record carries one milestone labelled site acquired and dates it April 2026. The PROFILEmiami story ran on 10 December 2024 and reported a $53 million closing.
Neither page reconciles the two dates. The project page carries a TMW Intelligence stamp of Verified October 21, 2026 on its record fields. A record stamp covers the fields it is printed beside. Until a deed or a closing statement is published, the acquisition date stands as two dates from two pages.
Two entries agree across both pages. The buyer is One Thousand Group. The addresses are the three parcels on Biscayne Boulevard and NE 36th Street.
The Partnership Structure
One Thousand Group and Minor Hotels unveiled Anantara Miami Resort & Residences on 22 April 2026. The announcement describes the project as the U.S. debut of the Anantara brand. Minor Hotels is the Bangkok-based luxury resort owner and operator of Anantara Hotels & Resorts. William E Heinecke, founder and chairman of Minor International, described the project as a partnership with One Thousand Group in that announcement, and named no contracting entity.
One Thousand Group is the Miami side of the structure. Its co-founders are Louis Birdman, Kevin Venger and Michael Konig. The group's own account of its portfolio, published in December 2024, lists One Thousand Museum, Villa Miami, Ten Museum Park, Regalia on the Ocean, Paramount on the Bay and Emerald Brickell, with delivered value above $8 billion across roughly 20,000 residential units.
The local developer carries the land, the entitlement and the sales campaign. The overseas operator carries the brand and the hotel programme. No management agreement, franchise term or brand agreement appears in the public record for this project.
The Design Team on the Record
Kohn Pedersen Fox is the design architect. ODP Architecture & Design is architect of record, named that way in the 17 June 2026 release that appointed ONE Sotheby's International Realty as exclusive sales firm. The December 2024 report names Robert Whitlock and Lloyd Sigal as the KPF principals leading the creative vision.
Patricia Urquiola designs the interiors. The April and June releases both describe the commission as her first residential project in the United States. ODP worked with the developer before, on One Thousand Museum and Villa Miami, according to the April release.
Two features were published before the brand arrived. The December 2024 report described a private members club, multiple food and beverage outlets and a rooftop helipad with heli-lounge. The April 2026 release carried the private rooftop helipad forward.
Which Entries Carry an Estimate
The announcement is marked 2026 est. and the groundbreaking is marked 2027 est. The opening carries the same 2030 date as the completion field. Sales launched on 17 June 2026 with pre-construction reservations, which puts reservations ahead of any construction.
The record states no construction start, and it lists no demolition, foundation or site work permit. The market panel beside the record reads an 85-project pipeline for Edgewater and 32,648 residences and keys across the projects in the database. The market page dates the delivery peak to 2028, at 19 projects and 7,841 units.
The record also carries no general manager, no pre-opening budget, no spa or wellness operator, no food and beverage outlet count and no staff count for the hotel.
What the Filings Would Show
A construction start produces three documents: a notice of commencement, a building permit and a named general contractor. None is published.
The assemblage carries three addresses, an acreage, a buyer, a lender and a price. The vertical schedule rests on the record's own estimated dates and a design credit list.
