The brand sits on a licence
Delano Residences & Hotel Miami sells under a licence. The sales site's disclosure block states that the project is not owned, developed or sold by Delano US Opco, LLC. 4th and Biscayne Trustee, LLC is the licensee and operates the project.
The licence is limited, non-exclusive, non-transferable and non-sublicensable. It may be terminated or revoked under its terms, and no individual residential unit holds a right to use the Delano brand.
The record names Property Markets Group as developer and Ennismore as the hospitality group. It publishes no management agreement, no franchise term and no operating standard for the amenity floors.
What the group's name delivers
Three contributions appear in the record. The name comes first. The 19 February 2026 release places Delano in Paris and Dubai, dates the return of Delano Miami Beach to 2026, and names London and New York as upcoming openings.
The amenity vocabulary comes second. The release lists Cafe Delano, an all-day signature restaurant, a sky restaurant, the Rose Bar, The Source by Delano and the Delano Members' Club.
The owner platform comes third. Accor One Living supports the property. The Accor Ownership Benefits Program carries global VIP recognition and Elite membership in the ALL Accor programme, with preferred rates across the Accor and Ennismore network.
The amenity programme the contract sells
The release states the collection. It lists the Southeast's first observation floor at 850 feet with a cantilevered glass deck, a resort-style pool deck with a wraparound pool, lounge areas and a bar, a Sky Pool 800 feet above the skyline, a fitness centre with a movement studio, and The Source by Delano with treatment rooms, a sauna, a cold plunge, steam rooms and private lockers.
The sales site carries the same floors and adds owner beach access at Delano Miami Beach. It omits the pool deck, the Sky Pool and the fitness centre.
Both lists describe a building that does not exist yet. Each line is a commitment made to a buyer who signs before construction.
Where the service promise parts from the sale
The core services sit inside the service charge. The sales site lists 24-hour doormen and reception, valet parking, owner concierge service, 24-hour security, access-controlled entry, a mail room with package storage, secured Wi-Fi in the amenity areas, and operation of the amenities and common areas under the brand.
The on-demand list carries in-residence housekeeping, dry cleaning and laundry, pet services, and a "While You Are Away" maintenance package.
Neither page publishes a staffing level, a response time, a management fee or an operating budget. The service charge funds the list, and neither page publishes its amount.
The finishes travel with the unit
The specification names products. The release and the residences page both list custom kitchen cabinetry fabricated by Italkraft, Sub-Zero and Wolf appliance packages, custom bathroom cabinetry and countertops, Waterworks fixtures and fully built-out closets. The residences page adds a contemporary lighting package and smart home technology.
Select residences come with a deeded, glass-encased, fully furnished office suite, secure locking access and complimentary Wi-Fi. The sales site lists deeded office suites for select residences.
A named appliance package reaches a closing with the unit. A brand intention to run a bar on an observation level reaches closing without a measured obligation.
Three design credits
The record names Carlos Ott as conceptual artist, CUBE 3 as architect of record and Meyer Davis for interiors. Will Meyer of Meyer Davis describes the building as a vertical resort, layered laterally, where each ascent introduces a new environment.
Those credits fix authorship of the design. They carry no warranty on construction and no obligation on the operation of any amenity.
The dates between signature and handover
Sales opened in March 2026 from a gallery at 400 Biscayne Boulevard, with residences from $800,000. The record dates an expected groundbreaking to June 2027 and an expected opening to 2031.
Sixteen months separate the announcement from the groundbreaking target. About 54 months separate that target from the end of 2031. The record publishes no completion guarantee, no liquidated damages clause and no escrow term.
Four documents a buyer can request
A management agreement that names the operator of the amenity floors and its term. A service standard with staffing levels and response times. The service charge budget and its escalation. A completion instrument with a date and a remedy.
The record names the developer, the hospitality group, the architects, the finishes and the amenities. It leaves the operating structure to documents a buyer can request before a deposit.
