Fouquet's Design District Tower Files Permits for a 2030 Opening

A 25-floor tower at 39 NE 39th Street with 143 residences and 85 Fouquet's keys in the Miami Design District. Demolition and phased construction permits were filed in October 2026, with the vertical, site and master permits pending, and delivery corrected from 2027 to 2030.

The record behind the address

Fouquet's Hotel and Residences carries one address, 39 NE 39th Street, on a site of roughly two acres in the Miami Design District. The Markets of Tomorrow project record, verified 22 October 2026, calls the project the district's first residential address.

The same record lists 25 floors, 143 residences and 85 hotel keys.

The design team as the record names it

David Chipperfield Architects holds the design credit. The record names Sir David Chipperfield as a Pritzker laureate. Cube 3 appears as architect of record, and RDAI, described as Paris-based, holds the interiors.

Three credits, three jobs. The design architect sets the massing and the elevation. The architect of record holds the construction documents and the code sign-off. The interiors house delivers the room product.

Who holds what in the partnership

The developer field carries three entries: Raycliff Capital, Miami Design District Associates and Fort Partners. The about text names the team as Craig Robins' Dacra and Nadim Ashi's Fort Partners.

The two lists overlap on Fort Partners. Dacra appears in the prose and Miami Design District Associates appears in the field.

The record attaches Craig Robins to Dacra and Nadim Ashi to Fort Partners. It attaches no principal to any field entry, and it does not say which entity holds the hotel, which holds the residences, or how the parcels are titled.

The delivery year moves once

The record carries two completion statements. The header, the milestone list and the FAQ read 2030. A correction note states that delivery moved from 2027 to 2030.

A March 2026 groundbreaking milestone still prints "targeting late-2027 completion". The correction note overrides it, and it also records that sales opened in April 2026 with the project pre-construction.

The FAQ states that the development has not started construction and targets completion in 2030. The status field reads Announced.

The permit stage, as reported

Florida YIMBY reported on 22 October 2026 that demolition permits were filed with the City of Miami alongside phased vertical, site-work and master construction permits, naming Mobius Construction as general contractor. The vertical, site and master permits were pending at that report.

Sales opened in April 2026 with prices from $1.8 million. Contracts are open, construction is not, and delivery sits four years out.

What separates the announced status from a 2030 opening

Four items sit between the two: permit approval, a construction start, a hotel operating structure, and capital sized to a 25-story build.

The record publishes none of the four. It publishes the programme, three design credits, a partnership list whose two entries divide across two lists, and a delivery year that moved by three years.

The district set on the same record counts 85 projects and 32,648 residences and keys.
