Three Partners Carry a $350 Million Miami River Build

MV Real Estate Holdings, Driftwood Capital and Merrimac Ventures broke ground on Riverside Wharf in December 2025, with a 167-key Dream Miami hotel inside 58,000 square feet of venue space. Completion is set for fall 2028.

Riverside Wharf is a $350 million hotel and entertainment complex on the Miami River in downtown Miami. The release sets 167 hotel rooms inside a 200,000-plus-square-foot, two-tower development of nine storeys. Completion is scheduled for fall 2028.

The three development partners

MV Real Estate Holdings and Driftwood Capital lead the project, with Merrimac Ventures in conjunction. The release states that order and assigns no percentage to any party.

MV Real Estate Holdings was founded in 2008 by Alex Mantecon and Guillermo Vadell. Its biography cites more than 200 transactions, including the East Coast Building and The Wharf Miami downtown and Altis Ludlam Miami and Ludlam Trail Towers along the Ludlam Trail. The holdings span self-storage, office, multifamily and hospitality.

Driftwood Capital runs investment, development, lending and management platforms. It reports more than $3 billion of hospitality assets transacted and a network of more than 1,200 investors.

Merrimac Ventures is a Fort Lauderdale investment and development firm focused on resort and mixed-use work. Its portfolio page lists Four Seasons Hotel and Residences Fort Lauderdale, Miami Worldcenter, Paramount MWC, Society Las Olas, 317 N Federal, ArtsPark Lofts and a Mountain Village hotel and residences. Riverside Wharf is not among the featured properties.

The venue operator sits inside the sponsorship

Breakwater Hospitality Group was founded in 2018 by Emi Guerra and Alex Mantecon and runs the venue side. Its portfolio includes Regatta Grove in Coconut Grove, JohnMartin's on Miracle Mile, The Wharf Fort Lauderdale, PIER 5 at Bayside, Carousel Club at Gulfstream Park, The Piefather, Smashies and Mykonos in Fort Lauderdale.

Mantecon holds the managing partner title at MV Real Estate Holdings and the co-founder title at Breakwater. The developer and the venue operator answer to the same person.

What the programme puts around the rooms

The programme places 30,000 square feet of nightclub and rooftop dayclub, 12,000 square feet of event hall, 16,000 square feet of signature restaurants and the rebirth and expansion of The Wharf Miami around the 167 rooms. The venue space totals 58,000 square feet, or 347 square feet per key.

The hotel holds 167 keys inside a 200,000-plus-square-foot envelope, and the venue programme fills the rest of it.

The delivery chain

Jon Cardello of CUBE 3 Architects designed the project. Gensler Architects completed the construction documents, ICRAVE designed the interiors, and Moss Construction is the general contractor.

The site carries public commitments. Those are a new riverwalk along the development site, a new seawall inside a sea-level-rise mitigation programme, a pop-up Garcia's Fish Market on the grounds, and a private marina sized for megayachts.

Five years from capital to ground

The joint venture was announced in a release datelined 20 December 2021 and filed under a 1 November 2021 slug. It priced the project at $185 million for a 10-story, 165-key complex on a 1.5-acre assemblage with roughly 600 linear feet of water frontage.

Voters approved the land lease amendment on 23 August 2022 with 60.12 percent in favour, extending the lease by 50 additional years. The developers planned to break ground in the second quarter of 2023.

Ground was broken in December 2025, four years after the joint venture announcement. Completion is scheduled for fall 2028.

Three figures moved across those five years. The room count went from 165 to 167, the storey count from 10 to nine, and the price from $185 million to $350 million.

The operator slot

The 2025 release names Dream Miami as the hotel. It names no management company, no brand flag and no operator. The 2021 release quotes Dream Hotel Group's then chief executive.

Hyatt completed its acquisition of Dream Hotel Group's brands and management platform on 2 February 2023. Dream Hotels sits in Hyatt's Boundless Collection. The Riverside Wharf release does not state whether this property joins World of Hyatt.

What the release set does not carry

Four gaps sit in the documents. Those are a suite count and room mix, venue capacity and operating hours, an equity split with lender and loan terms, and the reason the price rose by $165 million.
