A Regional Headquarters With Desks and No Keys in Brickell

Banco Santander's 1401 Brickell adds 556,085 square feet of leasable office by the 2029 handover, with no hotel component and no published pre-lease.

The Tenant, the Designer and the Date

Banco Santander is the tenant. Santander Holdings USA calls 1401 Brickell by Santander a new regional hub, with bank staff in part of the office space and third-party tenants in the rest. Handel Architects designed the tower with Bernardi & Peschard Arquitectura. Rilea Group coordinates the project as development advisor. Coastal Construction Company builds it.

Blanca Commercial Real Estate, which leases the office, gives a target delivery of First Half 2029. Santander puts the tower at 50 stories and approximately 765 feet. The street address is 1401 Brickell Avenue.

What the Bank Put Behind It

Santander committed $630 million of capital investment in the tower. The State of Florida agreed to a $6,000,000 grant under a High-Impact Sector Performance Grant Agreement effective 29 August 2025, against a commitment to create 750 new Florida jobs. Two payments of $3,000,000 fall due on 31 December 2027 and 31 December 2031. The agreement publishes no hiring timetable.

The Programme and the Floor Plates

Santander's April release describes 50 stories and approximately 1.6 million square feet across office, retail, dining and wellness. It names seven levels of amenities and a sky terrace restaurant with views along Brickell Avenue. The bank's wealth business, Santander Private Banking, takes space in the building.

Blanca's file prices the building at 1,042,886 square feet, with 556,085 square feet of available office and 165,610 square feet of retail and amenity. It lists 26,000-square-foot typical floors including terraces, 26,600 rentable square feet column free, 13 feet 6 inches of clear height, 19 office passenger elevators and 2 parking spaces per 1,000 rentable square feet. The 1.6 million figure covers the project. No source in the set reconciles the two areas.

The Booking Position: A 2029 Window and No Keys

The programme is office, retail, dining and wellness. No document publishes a meeting room, a ballroom, an event capacity, a loading route or a hotel component.

A reservations desk reads the delivery window as the first date this address can carry a booking. Nothing on the site is bookable before the 2029 handover. No source publishes a leasing target, a pre-lease percentage or a signed third-party tenant.

The room supply sits with the existing Brickell cluster. Seventeen hotel listings fall inside a kilometre of the site, six within 350 metres.

Downtown Miami gives the base those dates will price from. STR data prepared by the Greater Miami Convention & Visitors Bureau puts year-to-date occupancy at 74.2 percent through September 2026, against 73.9 percent a year earlier, with average daily rate at $268.85 and revenue per available room at $199.54. September ran 66.3 percent against 62.3 percent, at $182.02 and $120.65.

The Record the File Leaves Open

No document in the set publishes a construction cost, a general contract value, a financing structure, a loan term or a lender. The $630 million is a capital-investment commitment made to the State of Florida, and no source treats it as a construction budget. The leasing agent's asking rent is not on the property page, which reads "Contact broker for pricing".

The programme adds desks to Brickell by 2029 and no rooms. That is the whole of what the development record supports about room supply at this address.
