Ninth cube starts at 300 Biscayne as the Waldorf tower nears top-off

Crews began the ninth and final cube of the 100-story Waldorf Astoria Hotel & Residences Miami in August 2026 at level 85, with 387 residences, 205 hotel keys and completion set for the second quarter of 2028.

The ninth cube and the count it changes

Construction began on the ninth and final cube of Waldorf Astoria Hotel & Residences Miami in August 2026. The reinforced concrete superstructure reached level 85 on 23 August, in the Florida YIMBY report of 27 August 2026. The programme remains 100 stories, and the report separates the structural level from the occupied storey count.

Site signage advertises a top-off this winter. The contractor has published no date of its own.

Eight of the nine offset glass cubes stand as complete volumes. The ninth carries the largest offset of the set, and its floor plates form the cantilever shown in the renderings.

The partnership and the money

Property Markets Group develops the tower with Greybrook Realty Partners, the Canadian private equity firm. The 2022 groundbreaking release names Mohari Hospitality, S2 Development and Hilton in the same partnership.

Ryan Shear is Managing Partner at Property Markets Group. Sasha Cucuz is Chief Executive Officer of Greybrook Securities Inc.

Hilton Management Services holds the management contract. John Moriarty Associates is the general contractor. Sieger Suarez Architects leads concept design with Carlos Ott. BAMO handles interiors, and Capform delivers the turnkey concrete scope.

Bank OZK and Related Fund Management provided $668 million in construction financing in 2024. Neither release publishes an equity total, a loan term, an interest rate or a loan-to-cost ratio.

The pour and the climb

John Moriarty & Associates and Capform completed a mat foundation pour in June 2024 that ran 31 continuous hours. The operation placed about 12,400 cubic yards of concrete with 195 workers and 1,240 truck deliveries.

Concrete work passed the 60th floor and entered the sixth cube by February 2026. The climb to the final volume added roughly 25 levels in about six months.

Curtain wall installation has reached the seventh cube, and dark reflective glazing encloses most of the lower volumes.

What a residence buyer owns

The residential count reads 387 in the 27 August 2026 report, against 360 in the 2022 groundbreaking release. The hotel count held at 205 guest rooms and suites across both.

A buyer takes title to a condominium inside a hotel building. The 2022 release lists an owner-only lobby and lounge, a hospitality suite for chef tastings, a billiard room, a kids club and an elevated pool deck.

A custom mobile app reaches concierge service. The published menu covers dining reservations, 24/7 room service, spa and fitness treatments, house car reservations, valet access, package delivery and dog walking.

The first three cubes hold the hotel and its private amenities. Six cubes carry residences above them. Guests and residents share Peacock Alley, a specialty restaurant, indoor and outdoor function space, meetings and boardrooms, a resort-style pool deck with private cabanas, and a wellness spa and fitness center.

The ratio the two counts set

387 homes against 205 keys works out to 1.9 residences per hotel key.

Neither release separates a residential service charge from the hotel operating account, and no source puts a figure on the arrangement.

What the record leaves open

Both releases call the tower the first supertall in Miami and the first in Florida. At 1,049 feet, or about 320 meters, the building clears the 300-meter threshold for the category. The 2022 release adds a height claim and calls the tower the tallest residential building south of New York City.

Neither document carries a count of downtown Miami towers under construction, a competing delivery schedule or a share of the city pipeline.

Completion is anticipated in the second quarter of 2028, and that date covers the tower. No hotel-only opening date is published. No key mix, no residential price list and no hotel floor count appears in either document, and the event space carries no square footage and no seated capacity.

Top-off is the next published milestone. A residence buyer and a hotel operator inherit the same second quarter 2028 envelope.
