The award behind the notice
Tutor Perini announced on 17 December 2025 that its subsidiary, Rudolph and Sletten, holds a contract valued at approximately $155 million for construction of the Diego Rivera Performing Arts Center on the City College of San Francisco campus. The release carries a Menlo Park dateline.
The contract value entered the company's backlog in the third quarter of 2025. The award reached the public record a quarter after it reached the books.
Four dates that set the window
Four published dates govern delivery. The backlog entry falls in the third quarter of 2025. The announcement is 17 December 2025. The groundbreaking ceremony was held on 22 January 2026, from 2:00 to 3:30 PM. Substantial completion is anticipated in the fall of 2028.
No phase calendar is published. The record carries one start, one ceremony and one completion window.
A competitive bid and two design firms
The college reports that it awarded the contract in a competitive bidding process. Its release names TEF Design and LMN as the design team, and LMN is based in Seattle.
The ceremony was held on the Ocean Campus between the Harry Britt Building and the STEAM Building. The college's release places the building on the western edge of the campus.
The scope that sets the trade list
The contract names a main performing arts center, an 80-foot-high concrete fly tower, a recital hall, a scene shop, rehearsal spaces, costume classrooms and music classrooms. The college's release adds three levels and a basement.
The 80-foot fly tower is the tallest element any published document on this project names. A supplier reading the record has the height, the building type and the contract total.
Two programmes for one building
The two first-party notices disagree on the programme. Tutor Perini describes approximately 78,000 square feet, a 631-seat main hall, an 80-foot concrete fly tower and a 90 fixed-seat recital hall. Its list contains no studio theater.
The college describes approximately 77,000 square feet, a 600-seat performance hall, a 150-seat studio theater and a 100-seat recital hall, and sets a LEED Gold target. The campus paper reports a scale-down from 100,000 square feet.
Both reads put the front entrance or lobby on the Diego Rivera Pan American Unity mural. A builder pricing this job works from the issued drawings and treats both published seat sets as press figures.
Materials the record leaves out
No structural tonnage is published. No concrete volume, glazing area, seat manufacturer, rigging package or subcontract value is published either.
The record carries a contract total and a building type. A supplier can size an enquiry from that pair.
Three cost lines and one derived figure
Three cost figures circulate. The construction contract is approximately $155 million. The Proposition A bond list carries the project as OC-001 at $181,300,000 in Revision No. 4, effective and approved on 4 December 2025. The stated reason for that revision is a name change to reflect the project's intended use.
Divide the contract by 78,000 square feet and the construction value works out to about $1,987 per square foot. Divide the bond line by the same area and the figure is about $2,324. The gap between the two cost lines is $26.3 million, and no published document allocates it.
What the file leaves for a hotel market
No crew count, wage schedule, apprenticeship ratio or local-hire commitment appears in any document reviewed here. Construction-phase room demand therefore has no published basis.
The finished building holds three rooms of 600, 150 and 100 seats on the western edge of the Ocean Campus. Its event calendar will set the nights it adds, and no calendar is published.
The college has published no schedule detail beyond the fall 2028 completion date. That date is the schedule record.
The documents that carry the rest
Three documents carry this file. The Tutor Perini release of 17 December 2025 holds the contract value, the area, the seat counts and the completion window. The Proposition A bond list at Revision No. 4 holds the $181,300,000 line and the revision reason. The college's own release of January 2026 holds the design programme, the groundbreaking date, the competitive-bid route and the three-level massing.
A delivery read built on the contractor release alone carries 78,000 square feet and 631 seats into a market conversation. Both figures belong to one publisher.
