Cipriani Residences Miami Topped Out at 950 Feet on a Split Loan

An 80-floor, 397-residence tower at 1420 South Miami Avenue in Brickell, topped out at roughly 950 feet on 15 July 2026 on a $600 million facility split between two lenders.

The loan split behind a 950-foot tower

Mast Capital closed a $600 million construction loan in February 2024 for Cipriani Residences Miami. The record's milestone log splits the facility between two lenders: $350 million led by Banco Inbursa and $250 million from Ascendant Capital Partners. The detail line on the same page names Banco Inbursa alone for the full $600 million. Read the milestone log and the detail line together before repeating either figure.

The site is 1420 South Miami Avenue in Brickell. The tower runs 80 floors and 397 residences, from one to four bedrooms and 1,123 to 3,495 square feet. Arquitectonica designed the building, 1508 London handled interiors, Thornton Tomasetti took structural engineering, and Moss built it.

The milestone sequence

The record logs the sequence in order. Announced April 2023. Financing secured 6 February 2024. Groundbreaking October 2024. Going vertical March 2025. Halfway on 24 October 2025, at 44 of 80 floors. The tower passed 872 feet in April 2026, which the record notes made it Miami's tallest residential building at that point.

Thirty-six floors separate the halfway mark from the roof. The record dates the full height to July 2026, nine months after the halfway milestone.

What topped out in July

The tower reached roughly 950 feet on 15 July 2026. A journal entry dated 22 July calls it the tallest residential tower south of New York. The final 78 feet came after the 872-foot mark the building passed in April 2026, so the last stretch took three months.

Height is a structural milestone. The sequence after the roof runs envelope, fit-out, inspections, certificate of occupancy. The record publishes no certificate date and no closing date.

The penthouses that followed the roof

In September 2026, two months after the topping out, Mast Capital released two top-floor penthouses under the 1931 Collection name. The San Marco is priced at $33 million for 9,677 square feet across three levels. The Torcello is priced at $19.8 million for 6,703 square feet. Those prices divide to $3,410 and $2,954 a square foot.

The standard residences span 1,123 to 3,495 square feet. At the projection's $1,850 a square foot base case, that span covers roughly $2.08 million to $6.47 million. The record lists the Canaletto Collection as the ultra-luxury homes at the highest elevations and publishes no count for it.

Summer 2027, August 2027 and Q4 2027

The record carries more than one delivery date. The detail line and the FAQ both read Summer 2027, and the FAQ labels that a TMW estimate. The projection module stamps the building as coming in Q4 2027 and runs its scenario tables from that date.

The Miami market page, updated 25 October 2026, carries a project card reading Verified 23 October 2026 with ten months to delivery beside a Summer 2027 completion. Ten months from 23 October 2026 lands in August 2027.

Summer 2027 is the published target. August 2027 is the countdown's arithmetic. Q4 2027 is the model's input. The record holds seven further dated milestones behind its paid tier, and none of them is public.

The record also preserves an earlier schedule. Its journal coverage carries an April 2023 entry expecting a 2026 completion.

A groundbreaking date the record splits

The detail line and the milestone log both date the groundbreaking to October 2024. The journal coverage carries a February 2024 entry headed 80-story Cipriani Residences breaks ground in Brickell, with a historic $600 million loan. Both entries sit on the same page.

The October date is the one the milestone log supports, and the record uses it as the start date in its headline figures. A February 2024 ceremony and an October 2024 construction start can both be true, and the record does not say which is which.

What a delivery date owes a buyer

Four things carry a delivery date on this project: the topping out on 15 July 2026, the $600 million facility from February 2024, the penthouse pricing from September 2026, and the 80 percent sales figure the record also dates to July 2026. The first three are construction and pricing facts. The fourth is a demand fact. A buyer weighing the 79 homes left should hold it against the delivery window.
