Dreamscape Hospitality takes over management of The Doyle

Dreamscape Hospitality takes over management of The Doyle, the 80-room Charlottesville hotel, with a Tapestry Collection by Hilton conversion ahead.

Dreamscape Hospitality takes over management of The Doyle

Dreamscape Hospitality has taken over management of The Doyle, the 80-room boutique hotel at 499 W. Main Street in Charlottesville, Virginia. The Dallas operator announced the assignment in a release dated 7 October and dated the change from 30 September.

The property moves to Tapestry Collection by Hilton. The release sets no date for the conversion.

Between the University of Virginia and the Downtown Mall

The hotel sits in the 500 block of West Main Street, between the University of Virginia and the Downtown Mall. Richmond BizSense records 80 rooms in a four-storey building.

Four food and beverage outlets trade at the property. The release names The Lobby Bar + Restaurant, The Café, the Speakeasy + Whiskey Bar and UP on the Roof, the rooftop venue with indoor and outdoor seating.

A management contract that follows three ownerships

The hotel opened in March 2020 as Quirk Charlottesville, the second site for the Richmond Quirk brand. Quirk founders Katie and Ted Ukrop and an ownership group of about 30 investors bought the land in 2017 for $3.75 million. The group raised $12 million of capital for the project. SEC filings report $5.3 million of that raised in 2018.

Retro Hospitality, Quirk’s Richmond consulting firm, took the management contract after two years under Hyatt Hotels. Blue Suede Hospitality Group, a New York firm led by Kenny Lipschutz, bought the property in April 2024 for $24 million and renamed it The Doyle.

Ownership has moved again since. The Daily Progress reported a sale of the hotel on 6 October, and WVIR reported new ownership on 7 October.

Adam Patenaude on the assignment

Adam Patenaude, president of Dreamscape Hospitality, tied the assignment to the property’s location and outlets. “Its location in Charlottesville, proximity to the University of Virginia and collection of food and beverage outlets create a strong foundation for the property’s next chapter,” he said.

He set the brand transition alongside it. “We look forward to working alongside the team to build on what makes The Doyle unique, while preparing for its transition to a Tapestry Collection by Hilton.”

Tapestry Collection’s Virginia footprint

Hilton’s Virginia listing for the brand carries five hotels. They are the Virginia Crossings Hotel & Conference Center, Hotel Petersburg, The Highlander at Radford, The Founders Inn and Spa in Virginia Beach and The Landing at Hampton Marina.

The Doyle brings the state’s Tapestry count to six.

The operator at 36 properties under management

Dreamscape’s portfolio page lists 36 properties under management and carries The Doyle. The set runs across Marriott, Hilton, Hyatt and IHG flags and spans select service through luxury. Named properties include the Harland Hotel in Anaheim, The Georgian in Santa Monica, The Blackbird Hotel and The Garden District Hotel in New Orleans, the St. Clair Inn in Michigan and the Delta Hotels Ontario Airport in California.

The team page carries a president, a chief investment officer, a senior vice president of business development, a vice president of operations and a vice president of brand performance and transitions. LODGING reported on 13 October that Dreamscape had promoted Adam Patenaude to president and chief executive officer. The 6 October announcement of The Doyle assignment gave his title as president.

Two vice presidents of sales and marketing

The assignment release names Jamie Grittman vice president of sales and marketing. She leads sales and marketing strategy across the operator’s hotel collection.

Dreamscape’s team page lists Grittman and Brad Frazier under the same title, so the commercial function holds two seats at that level.

The Charlottesville market behind the assignment

Hotel occupancy in the Charlottesville market ran 65.9 per cent in August 2026 against 68.5 per cent in August 2025. Average daily rate moved to $170.60 from $172.66. Both readings come from the Virginia Tourism Corporation’s August 2026 STR report.

Supply has moved at the same time. The 214-room Virginia Guesthouse opened on 6 April 2026 at 2017 Ivy Road in the University of Virginia’s Emmet-Ivy Corridor. The University owns the hotel, and Pyramid Global Hospitality manages it. Brick Lane Properties plans to convert the Holiday Inn at 1901 Emmet Street into a 191-unit apartment building, with 133 units income-restricted at or below 80 per cent of area median income.

The terms the release leaves unstated

The release carries no management fee, no contract term and no figure for what the assignment is worth to either side. It publishes no conversion date.

Dreamscape sets out its remit as operational performance, guest satisfaction and revenue potential.
