Hunter Brokers the 220-Suite Piscataway Embassy Suites Sale
Hunter Advisors announced the sale of the Embassy Suites by Hilton Piscataway Somerset, a 220-room hotel in Piscataway, New Jersey. Oasis Commons, LLC acquired the property. Hunter Senior Vice President Spencer Davidson brokered the transaction, and Hunter says it represented both the buyer and the seller. No purchase price was disclosed.
Hunter’s own release dates the announcement 1 October 2026. Hotel Online re-dated the in-body dateline to 8 October 2026, a seven-day gap.
The Room Product the Buyer Takes On
The hotel was built in 1988 and sits at 121 Centennial Avenue in Piscataway Township. Interstate 287, Interstate 78 and the New Jersey Turnpike serve the corridor. The property runs five stories as an all-suite hotel. The suite inventory ranges from standard king suites and two-room suites to a two-bedroom, two-bath presidential suite.
Every unit in the property is a suite. Standard king suites, two-room suites and the two-bedroom presidential suite make up the stack.
Group Bookings Run Through 7,544 Square Feet
The property holds approximately 7,544 square feet of meeting and event space across eight meeting rooms and an approximately 5,800-square-foot ballroom. Food and beverage covers Ellington’s Restaurant, Ellington’s Lounge, in-room dining and a buffet breakfast. Other facilities are an indoor pool, a 24-hour fitness center and a business center.
The Booking Window Stays Open
Hunter published no renovation scope, no budget and no timetable. The statement carries no reopening date and no rate position, so the point at which the 220 rooms leave the saleable count stays unstated.
Davidson tied the deal to the renovation and to supply conditions in the surrounding market. “The reduction in inventory throughout the surrounding market, combined with the property’s planned renovation program, creates a compelling opportunity to reposition the hotel and capitalize on future growth,” he said.
The Demand Base Behind the Rooms
Hunter’s statement names Colgate-Palmolive’s Global Technology Center at 909 River Road and puts it at more than 900 professionals. The release also cites Somerset Corporate Center and gives the campus 1.25 million square feet. SJP Properties, which owns the five-building campus, prints 1.2 million square feet and names Merrill Lynch, Cognizant and Qualcomm among its tenants.
Rutgers University-New Brunswick enrolls approximately 50,000 students. The Busch and Livingston campuses sit in Piscataway, and SHI Stadium and Jersey Mike’s Arena stand on campus. Robert Wood Johnson University Hospital and Robert Wood Johnson Medical School also sit nearby.
The Market the Rooms Sit In
Piscataway sits approximately 33 miles southwest of New York City and 45 miles northeast of Philadelphia. Newark Liberty International Airport sits approximately 30 miles away and served 47 million passengers in 2025.
Hunter’s statement points to further investment around the site. The $650 million HELIX Health innovation hub rests on a collaboration between Rutgers University, Robert Wood Johnson Medical School and Nokia Bell Labs. Rockefeller Group’s logistics center in Piscataway covers approximately 2.1 million square feet and counts Best Buy, SHI and Kuehne + Nagel among its tenants.
