Capstone Property Group is building a 99-suite Residence Inn in Gainesville, Georgia for an early 2027 opening. No nightly rate, no rate band and no live brand page is published for a revenue team to price against, and hiring starts in late 2026.

Capstone Property Group, LLC is building a 99-suite Residence Inn in Gainesville, Georgia, off White Sulphur Road near I-985. Hotel Online published the announcement on 15 September 2026. The hotel welcomes guests in early 2027.

Matt Popovich takes the general manager role. He leads the pre-opening phase and then all facets of operations.

Nothing is bookable yet

The announcement publishes no nightly rate, no rate band and no opening date inside 2027. Marriott's brand page for the property is not live while the hotel sits in pre-opening.

The published record carries no figure a revenue or reservations team can price the new build against Courtyard Gainesville GA, the owner's existing hotel in the market.

The 99 units are kitchen-equipped suites

Residence Inn by Marriott describes its product as suites with distinct living, working and sleeping spaces and a fully equipped kitchen in each unit. The brand profile on the Hotel Online page puts Residence Inn at 900 properties in 20 countries and territories, with grocery delivery, 24/7 grab-and-go markets and complimentary breakfasts.

The announcement does not split the 99 into studio, one-bedroom and two-bedroom counts.

The operating clock

Hiring events are planned to start in late 2026. That window is the only operating milestone the announcement publishes between 15 September 2026 and the opening.

The demand set the property markets against

The announcement names Lake Lanier Olympic Park, the J. Melvin Cooper Youth Athletic Complex, the Inland Port, Northeast Georgia Medical Center and Brenau University's Pearce Auditorium. It adds Blue Ridge Mountain hiking and watersports, and local wineries.

The owner and the operator

Capstone Property Group, LLC owns the project. Dr. Jeff Payne is chairman of the group. The development is Capstone's second hotel in Gainesville, after Courtyard Gainesville GA.

McKibbon Hospitality operates the hotel and also manages Courtyard Gainesville GA. Its profile describes the company as headquartered in Tampa, Florida, and among the largest third-party hotel and restaurant management companies in the country.

Buck Lindsey & Associates manage architecture and interior design. Lindsey, Pope, Brayfield provide additional interior design support. Ecker Construction is the general contractor.

The performance claim and its publisher

The announcement states that Popovich helped Courtyard Gainesville GA increase its Intent to Recommend scores year over year, and that the hotel ranked in the top twenty-five of 1,078 Courtyard hotels nationwide. The claim is the property's own.

LODGING Magazine carried the appointment in its Comings & Goings column of 16 September 2026, repeats the prior role and publishes no Intent to Recommend figure.
