A four-story bus facility on one city block
The Potrero Yard Modernization Project rebuilds a Muni bus yard on a city block bounded by Mariposa, Bryant, 17th and Hampshire streets in San Francisco. An SFMTA page describes the site as 4.4 acres. The new building is a four-story bus maintenance and storage facility. Housing and commercial space sit on the same block. The city permit filing describes a four-story, type 1A bus maintenance facility.
Capacity
The planning history page for the 2018-2022 concept states the modern yard would store 213 buses, an increase of approximately 50 percent on the yard then in use. The SFMTA blog of 26 March 2026 puts the approved scheme at up to 246 electric trolley buses. The blog gives the increase as 68 percent, from 146 buses.
The March votes
The SFMTA Board of Directors approved the project on 3 March 2026. It passed two components: the Infrastructure Facility Project Agreement for design, construction and financing, and the Lease Development and Disposition Agreement for the affordable housing. The Board of Supervisors Budget and Finance Committee approved the package on 18 March 2026. The full Board of Supervisors approved it on 24 March 2026. The project page carries the three dates.
Potrero Neighborhood Collective holds the lead developer role and received the predevelopment agreement on 21 November 2022. Plenary Americas US Holdings is the sole equity member. Potrero Neighborhood Collective selected Webcor as prime contractor in early 2025.
Site prep, demolition and operation
Three windows frame the schedule. Design and permitting ran 2022 to 2026. Construction runs 2026 to 2030. Operations begin in 2030. The project page states site preparation begins later in 2026 ahead of demolition, and it expects demolition to start in early 2027.
The permit record dates the steps already taken. Demolition permit 202608196855 was filed on 8 September 2026 at a $4.5 million estimate for a two-story, type 1 auto repair building. The asbestos removal permit, 202608257106, was filed on 25 August 2026 and issued on 7 October 2026. The bus facility permit, 202411084679, was filed on 8 November 2024 at a $400 million estimate and remains in filed status. An earlier new-construction filing, 202311060243, was withdrawn.
The yard closed in February 2026. The agency blog of 13 January 2026 states that operations and maintenance moved to other Muni divisions so crews could prepare the site.
The scope cut that shrank the housing
The project page states the previously endorsed scope was beyond what the SFMTA could afford. In fall 2025 the agency made cost saving reductions across its programme. It states it made changes that reduce the amount of housing at the new yard, and that it preserved the opportunity to build up to 100 units. It cites the Fall 2025 project update, its own blog and the presentation deck from the Potrero Yard Neighborhood Working Group meeting of 30 September 2025.
The agency gives the purpose of the reductions as avoiding cuts to Muni service.
Where the housing sits
Housing sits along Bryant Street, adjacent to the bus facility. The 2018-2022 concept put housing above the yard. The approved design moves it beside. The project page states the construction start date for the housing depends on housing financing. The affordable housing developers are the Mission Economic Development Agency and Tabernacle Community Development Corporation. The Mayor’s Office of Housing and Community Development has committed $35 million.
Streets, retail and the rest of the block
The 17th Street frontage between Bryant and Hampshire gets protected and widened Class IV bike lanes on the north and south sides with two-foot concrete barriers. Parking comes out on the north side. The plan adds 37 short-term bike racks and more than 300 long-term bike stalls. Seven existing Nichol’s Willow-Leafed Peppermint trees stay on 17th Street. The public restroom goes in at 17th and Bryant, across from the children’s playground at Franklin Square, on input from the Friends of Franklin Square.
Inside the facility, the ground floor centralises maintenance and moves bus entrances and exits to Mariposa Street. The second floor houses Muni’s training headquarters and a room that can be reserved for community meetings and events. The third and fourth floors hold bus parking, charging and the bus wash. An SFMTA page states approximately 500,000 square feet of added maintenance and storage space, supporting about 1,100 staff and operators.
The next dated step
Webcor presents a virtual community construction update on Wednesday 21 October 2026 at 5:30 p.m. Work hours on the project page are 7:00 a.m. to 8:00 p.m., Monday through Friday, with intermittent overnight work. The weekly traffic notices give an 11:00 p.m. to 4:00 a.m. band for the night work.
