Travelodge-linked hotel site on Greenwich Peninsula comes to market

Christie & Co is marketing a freehold site at 1 Boord Street with consent for a 366-room Travelodge and an agreement for lease over 35 years.

A consented hotel site at 1 Boord Street

Christie & Co has been exclusively instructed to market a freehold hotel development opportunity on the Greenwich Peninsula in London. The site sits at 1 Boord Street, within easy reach of The O2 Arena and North Greenwich Underground Station on the Jubilee Line.

The release cites connectivity to Canary Wharf, London City Airport and central London. It places the plot as a consented hotel development with planning permission for a substantial new-build scheme, with the end use already resolved.

The agreement for lease with Travelodge

Travelodge Hotels Ltd holds an agreement for lease on the site for a 366-key landmark hotel, on Christie & Co's own figure. The agent names the counterparty in full.

The lease runs 35 years, with an option for a further 25 years, on the release's account. The agent states the term.

The agent's reading of the structure

Elton Chang, associate director for hotels at Christie & Co, frames the structure in the release. “This is an exciting opportunity for an incoming investor or developer to deliver an iconic hotel scheme with an efficient business model,” he commented. “The Agreement for Lease with Travelodge Hotels Ltd, one of the UK's leading hotel groups, offers a new owner secure long-term income.”

367 rooms in the architect's and developer's counts

Mountford Pigott posted on 15 January 2026 that planning approval had been granted for the redesign of Travelodge's landmark hotel project at Boord Street. The practice wrote that the updated design takes the total number of rooms up to 367, with amendments to the internal layouts, cores, parking and servicing arrangements. It added that detailed design development had commenced and that construction was scheduled to start in the second quarter of 2026.

Cavendale Capital lists the scheme at 367 guest rooms plus one commercial unit across 19 storeys, with Travelodge as operator and a status of Planning Approved, Open to Investment. Cavendale states that an earlier planning reconfiguration raised the key count from 300 to 367 by repurposing underused parking provisions. It places the site close to ExCeL London and London City Airport and a short distance from the Elizabeth line.

The agent prints 366 keys against the agreement for lease. The architect and the developer print 367.

A £8.4bn project across 79 hectares

Christie & Co places the site inside the Greenwich Peninsula regeneration. The release describes an £8.4 billion mixed-use project transforming 79 hectares of brownfield former industrial land into a riverside urban district.

The release states that the site lies within a rapidly developing part of the peninsula. It cites regeneration, improved public realm, enhanced infrastructure and new living schemes, and it names Fairview New Homes' mixed-use project and the Morden Wharf scheme brought forward by Galliard and CDL.

Andrew Evangelou, head of London hotels at Christie & Co, added: “We are delighted to bring this rare opportunity to the market. Given its strategic location and the scale of this development scheme, we expect it will attract a wide range of investors.”

Terms the marketing leaves open

The opportunity is marketed on a freehold basis with price on application. The release carries no guide price, no development cost, no build programme and no practical completion date.

The release dates to 7 October 2026 on the agent's own site. The application reference behind the consent, the reserved matters position and the identity of the selling party do not appear in the material published for this site.
