Hall Garth Hotel near Darlington has been brought to market with a guide price of GBP 1.25m. Colliers has been instructed by the owner, North England Estates, to market the property.

The hotel occupies a 3.7-acre site in the hamlet of Coatham Mundeville. The property's own website gives the address as Coatham Mundeville, Darlington, DL1 3LU and describes 70 acres of parkland around the hotel. The 3.7-acre figure is the agent's site area.

The building holds 56 en-suite guest bedrooms, a restaurant and a bar. Meeting and event spaces take up to 160 guests. The site provides parking for more than 150 vehicles.

The Revive Spa sits inside the sale

The sale includes the Revive Spa, which was recently refurbished. It holds a gym, a sauna, a steam room, hot tubs and treatment rooms.

The venue draws income from corporate and leisure bookings, weddings, conferences, spa memberships and private events. Those five lines are the revenue mix the agent publishes.

The owner

North England Estates has owned and operated the hotel since 2012. During that tenure the business updated the spa and several guest bedrooms. The company is also selling The Morritt Hotel and Garage Spa in Barnard Castle through Colliers, with offers sought in excess of GBP 1.3m.

The property's nine-hole golf course closed with effect from 31 March 2025.

Robert Smithson, director in the UK hotels agency at Colliers, said: "Hall Garth Hotel represents an excellent opportunity to acquire a well-established hotel business with multiple income streams. Its location between the historic cities of York and Newcastle, and proximity to the North York Moors and Yorkshire Dales National Parks, supports year-round demand from corporate guests, tourists, weddings and events."

Smithson added: "The hotel is a recognised destination within the regional hospitality market and will appeal to a wide range of buyers, from experienced owner-operators to investors looking to expand their presence in the UK hotel sector."

The freehold sale

The offering is a freehold sale that includes the Revive Spa and the parking areas. The agent publishes no deadline for offers, no marketing period and no completion date, and gives no trading figures, room rate or revenue number for the hotel.
