HVS takes the 120-key Red Roof Inn Corpus Christi South to market
HVS Brokerage & Advisory holds the sole and exclusive advisory mandate on the sale of the Red Roof Inn Corpus Christi South. The property carries 120 keys at 6805 South Padre Island Drive, Corpus Christi, Texas 78412. The building dates to 1990.
HVS markets the hotel as a value-add investment at roughly $46,667 per key. The firm describes that price as below estimated replacement cost. The statistics block shows a $53.00 average daily rate, 67.0 per cent occupancy and $36.00 revenue per available room. Revenue and gross operating profit come from the 2025 year-end profit and loss statement. Average daily rate, occupancy, RevPAR and the RevPAR index run on a trailing-twelve-month basis through July 2026.
Occupancy Has Grown for Three Straight Years
Occupancy moved from 59.1 per cent in 2023 to 61.4 per cent in 2024 and 64.8 per cent in 2025. The year-to-date figure through July 2026 reached 71.0 per cent. The July 2026 STR Trend Report placed the hotel second in occupancy among five competitive properties, on an occupancy penetration of 110.5 per cent and a RevPAR penetration of 106.3 per cent. The hotel has held the second-place occupancy rank in 15 of the past 18 months.
Rooms revenue averaged $1,629,054 a year across 2021 to 2025. The hotel produced $1,489,178 in 2025 and has cleared $1.45 million in each of the past five years.
The Rate Gap Builds the Repositioning Case
The hotel runs higher occupancy than its peer set and prices below it. Trailing-twelve-month average daily rate through July 2026 came in at $53.04. The Corpus Christi economy-chain segment averaged $61.02 across the same period, which puts the hotel 13.1 per cent below the segment.
Average daily rate penetration slipped to 99.4 per cent from 103.7 per cent at year-end 2025. HVS estimates that holding occupancy at 67.3 per cent while pricing to the segment average would produce rooms revenue of approximately $1,723,000, an increase of roughly $225,000. The hotel achieved an average daily rate of $65.61 as recently as 2023. HVS names rate recovery as the primary lever open to new ownership.
The Owner’s Apartment Returns Two Rooms to Inventory
The property holds a two-bedroom, two-bathroom owner’s apartment. It occupies two guestrooms that the hotel currently holds out of available inventory. The conversion required no structural modifications, so both rooms can return to revenue-generating inventory at minimal cost.
HVS underwrote the hotel as a 120-key asset throughout, in the historical operating statements and in the pro forma. The asset comes to market fully unencumbered by a management agreement. HVS positions the property for a hands-on owner-operator who can take direct oversight of rate management and operating costs.
Demand Sits Across Medical, Education and Military Employers
Corpus Christi Medical Center Bay Area is a 152-bed, Level II trauma center across South Padre Island Drive from the hotel. Texas A&M University-Corpus Christi enrolls more than 11,000 students within two miles. Del Mar College’s Windward Campus sits just over one mile away. Naval Air Station Corpus Christi lies four miles east. The beaches of Padre Island and Mustang Island are about an eight-mile drive southeast, and La Palmera mall sits about two miles from the address.
HVS names supply as the support for the rate case. Limited coastal sites, high construction costs and windstorm building standards restrict new hotel development in the Corpus Christi and Padre Island market. HVS reports that no new economy-oriented rooms are entering local supply, while existing stock converts to other brands or leaves service.
The wider market adds industrial demand. The Port of Corpus Christi entered exclusive negotiations with DP World in June 2026 to develop and operate a container terminal. The Corpus Christi Ship Channel Improvement Project completed in June 2025. HVS names Valero, CITGO, Flint Hills Resources and Occidental Petroleum among the region’s refining and petrochemical employers.
