IHG and Urban Take Three NSW Hotels to 540 Rooms

IHG and Urban Property Group hold three signed NSW hotels with 540 published rooms: 217 at Parramatta, 171 at Newcastle and 152 at Gosford. Newcastle's tower is before the state planner.

Three Signed Hotels Across New South Wales

IHG Hotels & Resorts announced on 16 September 2026 from Sydney that Crowne Plaza Newcastle and Hotel Indigo Gosford join Crowne Plaza Parramatta in its partnership with Urban Property Group. The three hotels carry 217 rooms at Parramatta, 171 at Newcastle and 152 at Gosford.

The two new hotels put 323 rooms into Newcastle and the Central Coast. Neither carries a published rate, and neither carries a booking window.

Crowne Plaza Newcastle: 171 Rooms in a 43-Storey Tower

The release dates Crowne Plaza Newcastle to late 2029. The hotel holds 171 rooms inside a 43-storey development beside Newcastle Interchange, alongside 219 residential apartments. The amenity list covers all-day dining, a lobby bar, more than 550 sqm of Meetings & Events space including a 425 sqm ballroom, a pool and landscaped public spaces.

The tower is before the state planner. The Department of Planning, Housing and Infrastructure has sought revised plans that limit the building to 38 storeys, or 134 metres, with a reduction in floor space. The request is not an approval. The environmental impact statement proposes a maximum of 250 ballroom patrons, with operating hours from 7 a.m. to midnight daily, and 100 patrons in the dining area against 65 in the bar.

Urban's own project page gives the address as 10 Dangar Street, Wickham and lists the status as In Planning. The offering is apartments, a hotel and retail, and SJB is the architect. The site is the former Bowline site, where a 14-storey building won approval in 2019 and three further residential levels in 2022. Urban acquired the site in 2025.

Crowne Plaza previously traded on the Newcastle waterfront. That hotel opened in March 2003 and became Rydges Newcastle in March 2018.

Hotel Indigo Gosford: Two Room Counts

The release dates Hotel Indigo Gosford to mid-2030 inside Urban's The Waterfront precinct. The body of the release gives the hotel 152 rooms, with views across Brisbane Water, a neighbourhood café and bar, a rooftop pool and wellness facilities.

The same release carries a second figure. Its About URBAN block describes The Waterfront as a mixed-use precinct with 134 apartments done and a further 233 apartments, a 150-key hotel and retail in planning. Urban's own project page repeats the 150-key count. No third party carries 150.

Urban lists The Waterfront at 26-30 Mann Street, Gosford, with a status of Coming Soon: two towers of 36 and 42 storeys, 233 apartments, the 150-key hotel, 2,000 sqm of retail, DKO and Furtado Sullivan as architects and Arcadia on landscape.

The precinct's first stage reached its occupation certificate with 134 apartments across 25 storeys at 36 Baker Street. Urban dates the commencement to June 2024 and the completion to the fourth quarter of 2025.

Crowne Plaza Parramatta, the First Signing

Crowne Plaza Parramatta is the first of the three. Urban published its release on 27 October 2025 under a 28 October 2025 Parramatta dateline. The 217-room hotel carries a 2029 opening, an all-day restaurant, a lobby bar, flexible meeting and event spaces and a rooftop infinity pool with an outdoor terrace.

Urban's project page places the hotel in a mixed-use precinct at 2 Fitzwilliam Street with 703 residential apartments, a status of In Planning and SJB on architecture. The two published counts settle the three hotels at 540 rooms, and the 150-key reading at Gosford settles the same three hotels at 538.

The Booking Record on the Three

No rate, no minimum-stay term, no day-use rate and no booking window appear for any of the three hotels. The record holds room counts, one meetings floor and two opening windows. Late 2029 is the earlier of the two, and it is the first point at which Newcastle can price its own inventory.

Matt Tripolone, IHG's Managing Director for Australasia and the Pacific, said the group has signed three projects with Urban over the last 12 months. He named infrastructure investment, tourism and major development as the regional drivers. Patrick Elias, Co-CEO of Urban Property Group, said hospitality extends the developer's residential, retail and commercial business.

IHG's company block gives the group 21 hotel brands, more than one million rooms across 7,000 hotels in over 100 countries, and a development pipeline of a further 2,400 properties.
