Whitbread has acquired two Future Inns hotels in Bristol and Plymouth. The purchase adds 292 rooms to Premier Inn's UK network.

The FTSE 100 company bought the freehold properties from Canadian-based Future Inns for an undisclosed sum. The transaction completes on 2 October 2026.

155 Rooms Bookable In November

The hotels sit in Bristol's Cabot Circus and in Plymouth. Whitbread will convert both to Premier Inns. 155 rooms come available to book from 2 November. The remaining rooms are refurbished, with the full conversion of both properties scheduled to finish by mid-December.

Both buildings went up in the mid-2000s. Whitbread describes the conversion target as Premier Inn's latest format, covering Standard and Premier Plus rooms.

The company states that Premier Inn will hold four hotels in Plymouth city centre and five in Bristol city centre once the conversions complete.

The Stated Rationale

Whitbread states that the acquisition adds rooms to its network faster than developing new hotels.

Alex Flach, development director for Whitbread in the UK and Ireland, said: "Acquiring the two trading hotels from Future Inns shows how flexible we can be to bring new locations into our secured pipeline."

Flach said the two locations carry long-term demand. "The hotels will strengthen our network in Plymouth and Bristol, two markets we see strong long-term demand in and want to grow further," he said.

He tied the deal to the development cost environment. "In a market characterised by supply constraints and high development costs, we are increasingly looking at going concern sales to grow our market-leading brands and we are keen to hear from other operators who are considering their portfolios," he said.

On the buildings, Flach said: "Being able to convert the hotels quickly into Premier Inns was very attractive to us when we were considering the acquisition. Both the Plymouth and Bristol hotels are the right size for us and being built in the mid-2000s, we can convert the purpose-built hotels relatively easily into latest format Premier Inns."

The Pipeline Behind The Deal

The acquisition forms part of Whitbread's five-year growth plan. That plan covers new-build developments, extensions, leasehold opportunities and hotel acquisitions.

Whitbread targets 98,000 Premier Inn bedrooms across the UK and Ireland by 2031. The company states potential to reach 125,000 rooms in its core market over the longer term.

A going-concern freehold acquisition converts two trading hotels into branded supply inside two months. The buyer's stated basis is supply constraint and high development cost in the UK market. The price stays undisclosed, so the announcement carries no yield or per-key figure.
