530 Sansome: 200 Rooms and a Ballroom Join the San Francisco Market

The 41-story tower at 530 Sansome Street carries 200 hotel rooms on floors four through 15, a third-floor ballroom and two meeting rooms. No operator and no groundbreaking date appear in the published record.

McCourt Partners and Related California announced a joint venture for the 41-story tower at 530 Sansome Street on 22 April 2026, reported by San Francisco YIMBY. McCourt acquired an equity stake in the project. The announcement names a partner and no lender.

The tower is 574 feet tall and holds about 649,500 square feet, of which 230,100 square feet is hotel space. The hotel programme is 200 rooms on floors four through 15, under office floors 16 through 41.

The bookable space inside it

The October 2025 approval report carries the podium programme. Ground level holds a cafe, a hotel arrival room and an office lobby. The second floor holds 4,000 square feet of restaurant space over Washington Street. The third floor holds the hotel lobby, two meeting rooms and a ballroom.

The May 2025 filing put meeting space at 10,100 square feet. The later reports carry no meeting-space total.

Two figures a revenue desk should treat with care

Room count and room area decide a competitive set. The record on 530 Sansome publishes more than one version of each.

The hotel area reads 230,100 square feet in the November 2024 environmental notice, the October 2025 approval report and the April 2026 announcement. The same area reads 128,000 to 189,000 square feet in the May 2025 filing and 194,750 square feet in the March 2025 environmental study.

None of the five YIMBY posts names a hotel operator, a brand or a management company. The distribution mix of a 200-room property belongs to a flag that the public record does not yet carry.

What the rate backdrop looks like

Engine publishes a San Francisco average of $165 a night across 3.1 million public rate observations from May 2024 to April 2026. Those are par rates, the cheapest public price at the time of each search.

The month matters more than the booking lead. March averages $197, 19 percent above the city average. December averages $129, 22 percent below it. The spread between the cheapest month and the priciest is 35 percent. San Francisco ranks 18 of 50 markets on rate and sits 11 percent above the $148 median of the set.

The observations run 10 to 180 days before check-in. On Engine's own reading of the curve, a revenue team moves a stay date rather than a booking window.

What has to happen before the rooms arrive

The project holds an approval and an equity partner. It holds no published groundbreaking date. The April 2026 announcement states that the project team has yet to provide an estimated timeline for groundbreaking, and it names no construction lender.

Related California indicated before the joint venture that construction could start as early as this year. No start date has been published since.
