A 35-story tower on 1034 SW 2nd Avenue
Domus Brickell Center occupies a site at 1034 SW 2nd Avenue, steps from the Miami River. The tower rises 35 stories with 579 residences, from studios to two-bedrooms, sized 400 to 975 square feet under 9-foot ceilings.
Studio Mc+G Architecture designed the building. Urban Robot Associates handled interiors, and JBC Planning & Design the landscape.
Who is building it
North Development is a joint venture of Miami-based Oak Capital and Peru's Edifica. Thornton Construction is the contractor on the record. The venture broke ground on September 10, 2025, and completion is scheduled for early 2028.
The developer sells furnished units under its FLATS model, short for Flexible Apartments for Temporary Stays. Short-term rentals are permitted.
The $220 million capital stack
Financing closed in September 2025 at $220 million. Bayview PACE provided $180 million through commercial property assessed clean energy financing. Core Capital of Peru provided $40 million.
The financing record attributes the $180 million to Bayview C-PACE and calls it South Florida's largest ground-up loan of that kind. The figure is the lender's own account of its book.
No source publishes how the C-PACE assessment splits across the 579 residences. A buyer closing statement will carry it. The project record does not.
The fit-out behind the delivery date
Every residence is delivered finished and furnished, and short-term rentals are permitted. The amenity program on the record covers a rooftop pool, sun deck and cabanas, a bar, a restaurant, co-working space, a conference room, treatment rooms, a steam room, a fitness center, a yoga studio, a garden, concierge and housekeeping, and EV charging.
No square footage is published for the conference room, and no seating capacity is published for the restaurant. Both are fit-out packages a general contractor would price, and neither appears on the record.
Six towers under construction within two miles
Six residences within two miles of the parcel carry an under-construction status on the same record, and all six deliver inside a 24-month window. Melia Residences Miami is 0.1 mile out on a 2027 date. JEM Private Residences is 1.4 miles out at the fourth quarter of 2027. Mercedes-Benz Places, One Twenty Brickell Residences and One Twenty Brickell Signature Residences sit within 0.2 mile on 2028 dates. Waldorf Astoria Residences Miami is 1.1 miles out at the second quarter of 2028.
Material pricing and trades capacity in a corridor move with that count. Six concurrent towers inside two miles is the number to carry into a 2027 bid cycle.
The other four dated projects in the ring remain announced. Summit Brickell holds 2029, House of Wellness Brickell holds 2030, and B Residences Miami and Delano Residences Miami hold 2031.
