Newgard Development Group and Two Roads Development carry One Brickell Riverfront, two towers on a shared podium on the Miami River in Brickell. LOFTY Brickell runs 44 stories and 362 residences. The Standard Residences, Brickell runs 46 stories and 422 residences. Both records give August 2027 as the completion date.
The 513 Million Dollar Package
Both project records state the development was financed with $513 million in September 2025. The milestone log dates the close to 5 October 2025 and names the disclosed lender: 3650 Capital, with $143 million of mezzanine and $370 million of senior debt it leaves undisclosed. The loan is shared across both towers.
Two vintages sit on one record. The details block dates the package to September 2025 and the milestone log to 5 October 2025, and both describe one close.
Three fields stay open. The record names no senior lead arranger beyond the undisclosed $370 million. It gives no loan-to-cost ratio. It gives no draw schedule, so the pace at which $513 million converts into completed floors stays out of view.
Where the Equity Sits
Two developers hold the project, Newgard Development Group and Two Roads Development, both with Miami offices on the record. Arquitectonica designed both towers, GOODRICH holds the interiors contract and G.T. McDonald Enterprises is general contractor.
The record describes the building as extending The Standard hotel brand's design-led, social approach to condo living. It names no hotel company, no management contract and no licence term. The public record carries the real estate, the debt and the design team, and it stops there.
Delivery Fixed at August 2027
LOFTY broke ground on 31 January 2023 and The Standard in 2023. Construction was more than halfway done at the financing close. Both towers topped out on 16 January 2026 under G.T. McDonald Enterprises, and crews set the architectural crown on both in June 2026, bringing them to full height.
August 2027 sits in both details blocks and both FAQ answers. The Standard's projection block heads the delivery "Q3 2027". Fourteen months separate the June 2026 crown from the August 2027 date.
The amenity schedule runs a rooftop pool deck, a club lounge and cafe, coworking space, a tenth-floor spa with hammam, saunas and cold plunge, a bowling alley, a screening room and a pet spa.
The Market Around the Delivery
The Miami market page counted 85 projects and 32,652 units on 26 October 2026. It places The Standard Residences Brickell as the marquee arrival of the 2027 bucket, 11 projects and 1,627 units, and counts 2028 as the peak year with 19 projects and 7,841 units. Brickell holds 19 of the 79 tracked projects.
Ten projects sit inside two miles of the site, seven of them inside half a mile. LOFTY and The Standard share the podium and the same August 2027 date, which puts 784 homes into one delivery window.
What the Record Leaves Out
No asking price, no sales agency, no retail tenant line and no construction cost appear on either project record. The dated set a capital desk can work from is short: a 2023 start, a $513 million package in the fourth quarter of 2025, a topping out on 16 January 2026, a crown in June 2026 and a delivery in August 2027. Everything between those points is construction progress measured in milestones.
