The finish date
LOFTY Brickell rises 44 stories at 99 Southwest 7th Street with 362 residences. General contractor G.T. McDonald topped out both One Brickell Riverfront towers in January 2026, and crews set the architectural crowns in June 2026. Florida YIMBY reports an anticipated completion in August 2027.
Arquitectonica designed the tower. INC Architecture & Design supplied the interiors. Every residence arrives furnished.
What the contractor published in 2023
Newgard Development Group named G.T. McDonald as general contractor in December 2023. That release puts the building at 540 feet and 44 stories, dates construction to the start of 2024, and sets vertical work at 30 to 36 months.
Run the window from January 2024. Thirty months ends in July 2026. Thirty-six months ends in January 2027. The August 2027 completion sits seven months past the outer end of the range.
A crown in June 2026 and keys in August 2027 leave 14 months of exterior work and interior build-out on a frame that is already complete.
The facility behind the date
The construction facility totals $513 million and covers both towers. The tower's own project page dates it to September 2025, and its milestone list dates the close to 5 October 2025. The disclosed lender is 3650 Capital, with $143 million of mezzanine against a $370 million senior tranche the filing leaves undisclosed.
Divide the $513 million across the 784 residences in the two towers and the facility carries about $654,000 a unit.
The second tower is The Standard Residences, Brickell, at 46 stories and 422 residences, with interiors by GOODRICH. Both buildings sit on the One Brickell Riverfront site.
What the sale record says
Newgard reported more than 94 percent of the 362 homes sold in December 2023. Cervera Real Estate holds the exclusive sales mandate.
A buyer needs a closing before a unit can be let. A sell-out that ran ahead of construction puts the first closing inside the delivery window, and the first full calendar year of nightly competition in 2028.
The amenities carry service contracts
The tower holds about 40,000 square feet of amenities: a private marina, a resort-style pool deck, a fitness center, spa facilities, an indoor cigar lounge and co-working spaces. AVRA Estiatorio takes the ground floor facing the Miami River.
Each of those spaces carries staffing and a service contract. The association budget funds them. A furnished owner who lets the unit on short terms uses the spaces harder than a full-time resident does, and the assessment reflects the shared cost.
What to obtain before 2028
Five documents decide what an owner can sell. The declaration sets the rental rule in enforceable language. The association rules set any minimum stay, the registration requirement and any cap on lets a year. The management agreement names who handles a short-let booking. The amenity budget shows the monthly assessment. The marina agreement sets the berth.
No published source carries any of the five. The marketing record carries the permission and stops there.
