Two Developers, One Waterfront Parcel
CMC Group and Fort Partners hold the development of Four Seasons Private Residences Coconut Grove at 2699 South Bayshore Drive. Ugo Colombo founded CMC Group, and Nadim Ashi of Fort Partners is his partner on the project. Florida YIMBY's 2 July 2026 report names both firms as developers. Luis Revuelta designed the 20-story building. Michele Bönan designed the interiors from Florence. The project tracker assigns the landscaping to Raymond Jungles.
The parcel sits in the front row on Biscayne Bay, on 1.2 acres. Coconut Grove surrounds it with low-rise streets and a banyan canopy.
Seventy Homes on Twenty Stories
The unit count is 70 residences. Florida YIMBY puts the homes at 2,025 to 3,975 square feet. Four penthouses reach 9,690 square feet. Seventy residences plus four penthouses is 74 homes across 20 floors. The building carries no hotel rooms and no key count.
Amenities fill the residential brief. The list runs a serviced pool deck and bar lounge, a restaurant, a library, a children's area and a private event room. The wellness floor holds a fitness center, a yoga studio and massage rooms. The spa carries a cold plunge, a hydromassage pool, a horizontal shower, an ice fountain and a sauna circuit modeled on Roman bath chambers. PROFILEmiami put the spa at 10,000 square feet in an October 2024 report. The tracker carries the Caesar Experience name, five contrast-therapy rooms, an indoor pool and Finnish saunas. YIMBY puts ceiling heights between 10 and 11 feet.
The Schedule From Groundbreaking to Delivery
The tracker dates the groundbreaking to 7 November 2025 and links its own journal post of that month. Commercial Observer reported on 30 January 2026 that construction got under way in October. The tracker's summary carries both the November groundbreaking and the October construction start.
On 2 July 2026 a construction photograph showed reinforced concrete columns, shear walls and the elevator core at the first elevated level, with decking under way on the southern side of the site. PROFILEmiami reported foundation work complete on 1 July 2026. Completion is dated to 2028 in the July reports, to mid-2028 in the tracker and in Commercial Observer, and to Q4 2028 in the tracker's projection module.
Eight months separate the November groundbreaking from the first elevated level.
$323.8 Million From Bank OZK
Bank OZK closed a $323.8 million construction loan in January 2026. Ugo Colombo said more than 10 lenders provided terms. Bilzin Sumberg represented the development team, with real estate partner Jim Shindell and associate Hannah Lidicker on the transaction.
The loan divides to $4.63 million per residence across 70 homes. The financing closed two months after the November groundbreaking and about six months before the tower reached the first elevated level.
The License That Carries the Brand
The official site's legal notice sets the operating structure. The residences are not owned, developed or sold by Four Seasons Hotels Limited or its affiliates. The developer is M-2699 S Bayshore Owner LLC, a Delaware limited liability company. That entity uses the Four Seasons trademarks and trade names under a license from Four Seasons Hotels Limited. Purchasers agree to look solely to the developer on marketing, development and sales.
The notice directs buyers to the documents required by Section 718.503, Florida Statutes. The New York offering is filed as CPS-12 application file CP24-0072. Exclusive marketing and sales rest with Fort Realty LLC and CMC Real Estate LLC.
Why a Hotel Name Reaches a Building With No Hotel
The record names two mechanisms. The first is service transfer. Florida YIMBY reports that residents receive Four Seasons managed services and names a Director of Residences, a Lifestyle Manager, housekeeping and butler roles, valet, in-residence dining and wellness programming.
The second is price support at the upper end of the band. PROFILEmiami describes the offer as the lifestyle of a Four Seasons resort with no hotel on the site. Neither mechanism depends on a hotel trading at the address.
The Sales Position at the Vertical Milestone
Sales opened in April 2024 and run in-house through CMC Real Estate and Fort Realty. The tracker records the tower as more than 50 percent presold by mid-2026, with prices starting just under $6 million, and credits PROFILEmiami for both figures. The July PROFILEmiami body carries neither figure. Commercial Observer reported the 50 percent line in January 2026 from a representative for the developers.
The tracker's projection model puts delivery value at $1,850 per square foot inside a $1,600 to $2,100 band, drawn from six comparable launches nearby. At the base rate a 2,025 square foot home prices at $3.75 million and a 3,975 square foot home at $7.35 million. A 9,690 square foot penthouse prices at $17.93 million.
What the Development File Does Not Publish
No fetched source carries a management fee, an agreement term, a termination right or a staffing minimum. Who funds the residence service roles stays unpublished. The tracker prints a Miami pipeline of 87 projects and 32,680 residences and keys, a figure that mixes the two categories.
Three checks remain open on this file. The first is the operating agreement behind the license. The second is a completion month from the developer. The third is a presale figure taken after the vertical milestone.
