Aberdeen Airport Travelodge enters the October catalogue
Acuitus has entered the Travelodge Aberdeen Airport as Lot 23 in its auction on 29 October 2026. The lot page prints a guide price of £1,600,000 for the heritable interest in the hotel and the adjoining restaurant, and it carried a status of Available at this desk’s read on 16 October 2026.
The lot page gives the address as Travelodge Aberdeen Airport, Dyce, Aberdeen, AB21 0HW. Travelodge’s own page prints the fuller address of Burnside Drive, off Riverview Drive, Dyce.
Acuitus places the building on the eastern side of Burnside Drive, approximately 5 miles north west of Aberdeen city centre and 1 mile east of Aberdeen International Airport. Travelodge’s own page puts Aberdeen Airport less than 3 miles from the hotel.
What the £1.6 million guide covers
The lot is a heritable investment, and the page prints heritable as the Scottish equivalent of freehold. The sale covers the property interest. Travelodge Hotels Limited continues to trade the hotel as tenant under the lease inside the lot.
The hotel holds 40 bedrooms across the ground and first floors, with approximately 100 customer car parking spaces. The page itemises the hotel floor area at 572.41 sq m (6,161 sq ft) at ground level and 638.39 sq m (6,872 sq ft) at first floor level. The separate restaurant carries 763.90 sq m (8,222 sq ft) on the ground floor with 236.30 sq m (2,544 sq ft) of ancillary space above. The combined area is 2,211 sq m (23,799 sq ft) on a site of 1.28 Ha (3.11 acres).
The rent roll behind the guide price
The lot page prints total rent of £224,204 a year exclusive, and its tenancy table itemises the same line at £224,204.49. Travelodge Hotels Limited holds the hotel on a 25-year lease from 28 November 2005 at £208,202.49 a year, with the car park let to the same tenant at £1 a year. The lease runs to November 2030 and carries a tenant option to extend a further 25 years to 27 November 2055.
The restaurant is let to individuals trading as Riverside Cafe Bar on a ten-year term from 2 October 2019 at £16,000 a year, and the page states that tenant is not currently paying rent. A second car park sits under a licence to occupy held by individuals trading as Rohaan Cafe Bar at £1, and either party may end that licence on two months’ notice.
One termination right runs with the neighbouring property. The lease lets the tenant end the term only when that property stops being used primarily as a public house, or is redeveloped, destroyed or demolished and not reinstated for pub use within two years.
The tenant’s own accounts
The lot page reproduces Travelodge Hotels Limited’s figures for the year ended 31 December 2024. It prints turnover of £1,008,000,000, a pre-tax profit of £96,900,000, shareholders’ funds of £372,100,000 and a net worth of £356,500,000, sourced to Experian on 29 July 2026.
The same block puts the operator’s estate at over 600 hotels and 47,000 bedrooms across the United Kingdom, Ireland and Spain, with over 22 million guests a year, sourced to Travelodge’s own company overview page.
The March 2023 refurbishment
Acuitus calls the hotel recently refurbished and dates the work to March 2023. The description records the scheme as part of Travelodge’s Budget-Luxe upgrade programme. The work covered an upgraded reception and redesigned bedrooms to the operator’s latest specification, sourced to travelodge.co.uk.
Location and the local demand base
The lot page places Aberdeen as Scotland’s third largest city and the principal commercial centre of the North East of Scotland. It lists Plexus and BP among nearby occupiers and describes the surrounding area as an established business and industrial location serving the energy and engineering sectors. Dyce Railway Station provides direct services to Aberdeen and Inverness, and the A96, A90 and A947 trunk roads serve the site.
The airport carries two descriptions on the same page. The bullet list calls Aberdeen Airport the world’s busiest commercial heliport, and the situation note calls it Europe’s busiest heliport and a major transport hub supporting the North Sea energy sector.
