The sale and the asking price
Christie & Co has sold the voco-branded Lythe Hill Hotel & Spa near Haslemere in Surrey. The hotel holds 60 bedrooms. The freehold carried an asking price of GBP 8,250,000 and was marketed from July 2025. The sale price was not disclosed.
The agent acted for the joint administrators Glen Carter and Damian Webb of RSM UK Restructuring Advisory LLP. Ed Bellfield, regional director for hotels at Christie & Co, ran the sale. The buyer is a Dubai family office represented by Chris Dexter, managing partner international at 7Hospitality.
The appointment behind the sale
The London Gazette records the appointment for LHH Management Limited, company number 16107260. The notice gives the trading name as Voco Lythe Hill Hotel & Spa and the date of appointment as 13 March 2025. Notice 4842049, published on 20 March 2025, names Glen Carter (IP 26072) and Damian Webb (IP 14970) of RSM UK Restructuring Advisory LLP as administrators under court number CR-2025-001728.
A second company, Lythe Hill (Holdings) Limited (09535834), appointed the same two administrators on 13 March 2025 under court number CR-2025-1729, published on 20 March 2025. A third, Lythe Hill Limited (09771417), appointed Nicola Elaine Layland (IP 017652) and Carl Derek Faulds (IP 008767) of Leonard Curtis on 31 January 2025 under court number CR-2025-000611, published on 7 February 2025. The three notices cover three related companies under two firms.
The new owner's plan
Dexter set out the plan in the sale announcement. "We are delighted to secure a property that provides an opportunity to build a world-class wellness centre and increase the rooms inventory and move the hotel to a five-star level of service," he said.
The statement lists three changes for the hotel. The new owner intends to add rooms, add a wellness centre and lift the property to five-star service. It carries no figure for the room addition, no cost for the wellness centre and no date for either.
The administrators on the outcome
Carter spoke for the joint administrators. "We're pleased to have helped secure a future for Lythe Hill Hotel & Spa, ensuring the continued operation of the business and preventing any disruption to guests," he said. "We wish the whole team the best of luck under the new ownership and look forward to seeing what they go on to achieve."
Christie & Co on the marketing process
Bellfield said the marketing drew interest from owner-operators and investors throughout, and that the interest showed continued confidence in regional hotel businesses. He described the administration process as complex and thanked the joint administrators and all parties involved for their cooperation.
The property and its brand
The hotel trades under the voco brand of InterContinental Hotels Group. Christie & Co describes approximately 22 acres of Surrey countryside, function and event facilities, a restaurant and bar, a leisure club and a spa. The Caterer reported 60 bedrooms across 22 acres, a lake, and that the hotel had been in administration since March 2025. That timing matches the 13 March 2025 appointment date on the Gazette notice.
What the sale leaves unstated
The sale price, the size of the room addition, the cost of the wellness centre and the timetable for five-star service are unstated. Carter said the sale secures the continued operation of the business and prevents disruption to guests.
