The signing
IHG Hotels & Resorts signed a Holiday Inn Express & Suites hotel in Debrecen, Hungary. The company released the signing on 13 October 2026 from London. The hotel carries 120 rooms and is scheduled to open in 2029.
IHG announced the project at its Warsaw Investor Day for Poland and Central and Eastern Europe. The release describes the hotel as IHG’s first project in Debrecen, the country’s second-largest city. IHG also states that the property becomes its second in Hungary beyond Budapest.
The release lists Csukas Endre as director at Xanga Investment and Development Group, Istvan Herdon as chief executive of the same group, Farkhad Kamilov as development project manager for Northern Europe at IHG Hotels & Resorts, and Bruno Sousa as director of design for EMEAA at IHG Hotels & Resorts.
The developer
Xanga is a Hungarian investment and development company under private ownership, headquartered in Debrecen. The release describes the signing as Xanga’s first project with IHG. Istvan Herdon, founder and chief executive of Xanga Group, said the company has played an active role in Debrecen’s economic development for more than twenty-five years.
The room mix and the scheme
The 120-room count splits into 100 guest rooms and 20 suites. IHG designed the hotel around the brand’s Next Generation concept. The release names free hot breakfast, complimentary Wi-Fi and the Express Cafe & Bar among the inclusions. IHG states the property will serve business and leisure travellers.
The hotel will form part of a new mixed-use development. That scheme carries residential, office and retail space and sits about one kilometre from the city centre.
Debrecen’s demand case
Debrecen is Hungary’s second-largest city and the principal economic centre of the country’s eastern region. IHG cites domestic and international investment, infrastructure upgrades and expanding air connectivity behind the city’s growth. The release states that demand for internationally branded accommodation has risen, and that supply remains limited in the city.
Willemijn Geels, vice president of development for Europe at IHG Hotels & Resorts, said Debrecen is one of Central Europe’s most dynamic growth stories. She described the hotel as IHG’s first in Eastern Hungary and tied the signing to the company’s plan to grow beyond Budapest. Geels said the signing reflects IHG’s ambition to meet rising demand for quality, internationally branded hotels in the region’s fast-emerging cities.
The brand platform
Holiday Inn Express holds 302 open hotels across 20 European countries, with 42 properties in the European pipeline. This hotel joins 56 open and pipeline Holiday Inn Express & Suites properties across Europe.
Holiday Inn Express sits in IHG’s Essentials group. Holiday Inn Hotels & Resorts, Garner and avid sit in the same group. IHG calls the brand its largest and fastest-growing.
IHG dates the brand’s creation to 1991 in the release body. The brand’s own About block on the same page dates it to 1990.
Hungary and the regional pipeline
IHG holds five open hotels and three pipeline hotels in Hungary. The counts carry a 30 June 2026 as-of date, and every European figure in the release carries the same stamp.
Geels put the signing inside IHG’s Essentials portfolio plan for Hungary and the wider Central and Eastern Europe region. Xanga’s Herdon said the project represents a long-term investment in Debrecen’s future.
The published fact set
The release carries the room count, the room split, the amenity list and the Hungary counts. It states no project cost, no construction start date, no opening month inside 2029, no owner outside the Xanga entity and no lender.
IHG’s wider estate
IHG runs 21 hotel brands with more than one million rooms across 7,100 hotels in over 100 countries. The company reports a development pipeline of a further 2,400 properties. IHG One Rewards holds more than 160 million members.
