EOS Hospitality now manages Graduate by Hilton Storrs, a 100-room hotel in Storrs, Connecticut. The release datelined 15 October 2026 puts the company at 65 hotels and resorts nationwide and marks its tenth addition of 2026. The Hartford Business Journal reported the change on 9 October.
What the brand supplies
Graduate by Hilton is a soft brand. Hotel Dive reported on 5 October 2026 that Hilton bought Graduate Hotels from AJ Capital Partners in 2024 for $210 million. The same report places 35 Graduate properties in operation across the United States and the United Kingdom with 60 in development.
A soft brand hands the operator a reservation system, a loyalty programme and a design language. The property keeps its local identity, and Graduate builds that identity around the university in each market. The Storrs hotel carries UConn-themed rooms and a reference to Husky pride in the release's own description.
EOS states that it is one of only three third-party operators of the brand. The release names no other operator, and it publishes no rate, no occupancy and no revenue per available room for the property.
Four demand segments on four calendars
The release names visiting families, alumni, prospective students and travellers drawn to the university community. Each segment books on a different calendar.
Families and prospective students follow the academic year and the admissions cycle. Alumni return for scheduled weekends and athletic fixtures. The fourth segment fills midweek nights. A campus calendar spreads demand across four quarters, and the release treats that spread as the case for the deal.
The meeting space and the group line
The property carries the Trophy Room restaurant and bar, a fitness centre and flexible meeting and event spaces. The Hartford Business Journal reports the same three elements. West Anderson Partners' March 2026 release described a signature restaurant and versatile event spaces without naming the outlet, so the Trophy Room name rests on EOS and on the local paper.
Meeting space matters on a campus asset. University visitors arrive in groups for admissions events, conferences and reunions. The release lists flexible event space and gives no square footage. The building record puts the whole hotel at 80,090 square feet across five storeys.
The market-entry claim
The Mais quote names the strategy without qualification. "Graduate by Hilton Storrs represents an exciting opportunity to expand our presence in college-town markets," the chief executive officer said. He described an intention to explore further opportunities alongside the Graduate brand and West Anderson Partners.
The release names no second college-town property in the portfolio. It describes the addition as reinforcing growth across boutique, lifestyle and soft-branded properties, and it leaves the campus segment at one entry.
What a revenue desk can price
The case for the deal rests on campus proximity and on a brand built for campus markets. The hotel sits on or beside the University of Connecticut campus, and the brand trades across 35 open properties.
The release publishes no rate, no occupancy, no revenue per available room and no comparison against the company's resort assets. It publishes no measure of university demand, such as enrolment, event volume or visitor nights. A revenue desk reading the announcement gets the address, the brand and the loyalty programme, and nothing on the yield.
EOS publishes no fee structure, no contract length and no performance tests on this contract. West Anderson Partners publishes none either. The March 2026 acquisition release confirms the ownership link and names no second or third property under the arrangement.
