JLL Capital Markets arranged $210 million of refinancing through Citi for the 531-key Grand Hyatt Indian Wells Resort & Villas in Indian Wells, California. Trinity Investments is the borrower. Hotel News Resource carried the JLL release on 16 October 2026.
The loan
The facility is a five-year floating-rate SASB CMBS loan. SASB denotes a single-asset, single-borrower security, so the collateral and the cash flow behind the loan sit with this resort alone.
What the money sits against
The resort covers 45 acres at 44600 Indian Wells Lane in Indian Wells, in Riverside County. The loan works out to about $395,000 a key across 531 accommodations, on the loan amount divided by the key count.
The 531 keys break into 449 guestrooms, 39 suites and 43 villas. The villa collection includes private outdoor living areas and dedicated guest services.
The renovation behind it
The refinancing follows a $62 million renovation and the conversion to the Grand Hyatt flag in 2024. JLL prints the renovation figure, and the property holds a AAA Four Diamond rating.
The demand base
The resort carries more than 88,000 square feet of indoor and outdoor meeting and event space across the 45 acres. Amenities run to nine pools, a water park with waterslides and a lazy river, the 30,000-square-foot Agua Serena Spa & Wellness center, six food-and-beverage venues, tennis and pickleball courts, a fitness center and access to the adjacent Indian Wells Golf Resort.
The Indian Wells Tennis Garden, the Empire Polo Club, the El Paseo shopping district and PGA West sit near the property. Palm Springs International Airport is approximately 30 minutes away. The release names leisure travel, corporate retreats, golf, tennis, music festivals and seasonal residents as the market, with drive-to demand from Los Angeles, San Diego and Phoenix.
The deal team
Managing Director Mike Huth led the JLL Hotels & Hospitality Group team, with Analyst Jade Lewin on the assignment. Kevin Davis, CEO of Americas Hotels & Hospitality Group, held strategic oversight.
Open terms
JLL published no interest rate, no spread to a benchmark, no rating agency and no loan servicer. The release gives no loan-to-value ratio, no appraised value and no use of proceeds beyond the refinancing. It states no maturity date beyond the five-year term. It carries no trading figures: occupancy, average daily rate and revenue per available room sit outside the release.
