More than 300 U.S. submarkets in the plan
Hyatt has identified more than 300 U.S. submarkets for expansion, according to its release of 5 October 2026. The release puts the company’s own average at four Hyatt hotels per market. It puts the average among Hyatt’s largest competitors at 14.
Julienne Smith, head of Americas growth at Hyatt, said owners are navigating a complex development landscape and that the right growth strategy looks different from market to market. Hyatt named Smith to the role in March 2026.
HALL Structured Finance backs new-build Hyatt Studios
Hyatt and HALL Structured Finance announced plans earlier in 2026 for a structured loan program. It is designed to give qualified developers a dedicated financing route for new-build Hyatt Studios projects across the United States.
The program draws on HALL’s hospitality lending and capital-structuring expertise. Hyatt states the potential for greater leverage than conventional lending structures at market interest rates, subject to underwriting and project qualifications.
More than 70 Hyatt Studios hotels in the pipeline
The Hyatt Studios pipeline runs to more than 70 hotels and more than 8,200 rooms. Hyatt positions the brand in the upper-midscale extended-stay segment, built around efficient design, a lean operating model and flexible brand and design elements.
Hyatt Studios launched in 2023. Hotel Dive records the brand’s first hotel in Mobile, Alabama.
A smaller Gen 4 Hyatt Place prototype
The Gen 4 Hyatt Place prototype cuts the key count from 140 to 127. It reduces building area by nearly 20 per cent and moves the structure from six storeys of steel and concrete to four storeys of wood. Hyatt projects the changes will lower building costs by approximately 25 per cent.
The 25 per cent figure is Hyatt’s projection. The release states it as an expectation, and it is not a measured result.
The Hyatt Studios prototype shrinks again
The updated Hyatt Studios prototype is nearly 3,000 sq ft smaller and carries 12 fewer keys, a Hyatt spokesperson told Hotel Dive. The lobby expands from two bays to three, and 356 sq ft of meeting space is added.
Four brands carry the conversion route
Hyatt offers four conversion brands. The Unbound Collection by Hyatt and JdV by Hyatt sit in the luxury and lifestyle portfolios. Hyatt Select and Unscripted by Hyatt sit in the Essentials portfolio.
Conversions trading and coming
Three luxury and lifestyle conversions have joined Hyatt on the West Coast: Hotel Solaya as a JdV by Hyatt in Scottsdale, Hotel 1000 as an Unbound Collection property in Seattle, and The Georgian as an Unbound Collection property in Santa Monica.
Upcoming JdV by Hyatt openings include Hotel Madeira in Madeira, Florida, in November 2026, and Miramar Beach Resort in St. Pete Beach in Q1 2027.
The Hyatt Select and Unscripted lists
Hyatt Select has approximately 50 hotels in the pipeline. Recent openings and pipeline properties include Williamsburg, Virginia; Valdosta, Georgia; Boston, Woburn and Burlington at Woburn, Massachusetts, in October 2026; Salt Lake City Airport in March 2027; and Prince Albert, Saskatchewan, in September 2027.
Unscripted by Hyatt carries 15 properties in the pipeline. The list includes The 233 Suites in Mesa, Arizona; Hive House in Cary, North Carolina; Hotel Embarque in Phoenix in November 2026; and Hotel BPM Brooklyn in Brooklyn, New York, in June 2027.
The pipeline total
Hyatt reports a record global pipeline of more than 154,000 rooms. As of 30 June 2026, its portfolio ran to more than 1,500 hotels and all-inclusive properties across 83 countries.
The release carries no development cost for any named property and no per-key figure for either prototype.
