Crystal Investment Property brought Semiahmoo Resort, Golf & Spa to market on 19 October 2026. The brokerage offers the 196-key property in Blaine, Washington, for outright purchase or for equity recapitalisation. The call for offers is set for Friday, 30 October 2026.
The seller reviews every written offer. Prospective buyers and capital partners arrange a site visit through the brokerage before the deadline.
Two routes to ownership
The mandate names two structures. A buyer can purchase the asset outright. A second structure recapitalises the current ownership. Both cover the hotel and the golf club. Development land may also be available with the asset.
Joseph Kennedy is president of Crystal Investment Property. “Semiahmoo demonstrates strong operational momentum across core departments, and with a motivated Seller reviewing all written offers, an investor is able to underwrite attractive investment targets,” he said.
Kennedy set out the ownership position in a second line. “Delivered free and clear of brand or management ties, the property gives incoming ownership complete operational freedom to capture yield and build long-term growth.”
The asset
The resort holds 196 keys in a four-storey main building. The room mix runs from classic and deluxe guestrooms to marine-view suites and executive suites. The interiors were upgraded in 2024. The release records 212,347 square feet of building on a 170.36-acre fee-simple peninsula. It classes the property as upper midscale and full service, and describes the site as high-barrier-to-entry waterfront held in fee simple.
Four revenue lines
Rooms form the first line. Semiahmoo Golf & Country Club forms the second, an 18-hole championship course designed by Arnold Palmer and run as a semi-private club with more than 850 active members. Three food and beverage outlets form the third, led by Packers Kitchen + Bar. Group business forms the fourth, on roughly 35,000 square feet of meeting space.
A seven-treatment-room spa and a health club with athletic courts serve the leisure and group mix. The release also flags growth potential in the club membership.
The flag question
The hotel operates without a brand agreement and without a management contract. An incoming owner sets the flag, the management arrangement and the operating platform.
The sale documents already anticipate a conversion. Property improvement plans have been proposed for Marriott’s Tribute Portfolio and for Hilton’s Curio Collection. Both are soft brands, so a buyer keeps the property name and gains a loyalty programme and a distribution channel. Each route carries a design standard and a capital programme, and the proposed plans set out both.
The catchment
The site sits on the I-5 corridor between Seattle and Vancouver, British Columbia. The release places 6 to 7.5 million people within a three-hour drive, and puts the property beside the third-busiest crossing on the United States-Canada border.
The release cites Whatcom County’s $775.9 million visitor economy as the demand base for the market. It also cites Washington’s $25 million-plus annual tourism marketing assessment.
Land beyond the hotel
The acreage allows more than a hotel. The release states that development land may be available with the asset, and names three candidate uses. The first is residential. The second is an outdoor music and event venue. The third is a boutique hobby vineyard.
The release attaches no consent, budget or partner to any of the three. A buyer with a development arm prices them as optionality.
What the offering does not state
The release carries no asking price and no guidance on the equity share in a recapitalisation. It does not name the selling entity and sets no timetable beyond the 30 October deadline. The offering memorandum holds those terms, and the brokerage releases it to qualified parties on request.

Ask which flag a buyer intends, because the flag sets the distribution and loyalty channels the property sells through from the first day of new ownership.
