JLL's Hotels & Hospitality group arranged the sale of the Embassy Suites Philadelphia Airport. The hotel carries 263 keys and 96,500 square feet at 9000 Bartram Ave. in Philadelphia.
JLL represented the seller, Ashford Hospitality Trust. SSN Hotel Management bought the asset. JLL datelined its release PHILADELPHIA, Oct. 6, 2026. Hotel-online.com carries the same text under an Oct. 7, 2026 dateline.
The price the release omits
The release states no price. Ashford's own 8-K supplies it.
Ashford filed the 8-K on 9 October 2026 for an event dated 6 October 2026. The filing records completion of the sale by Ashford Philly LP, an indirect wholly owned subsidiary, under an Agreement of Purchase and Sale dated 27 July 2026. The seller is Ashford Philly LP and the purchaser is SSN 9000 Bartram Road LLC.
The filing puts the price at approximately USD 26.0 million in cash, subject to customary pro-rations and adjustments.
The pro forma exhibit in the same filing adds two figures. Total consideration comes to approximately USD 25.2 million in cash, net of selling expenses. Ashford paid approximately USD 24.6 million to the mortgage lender, and the loan is secured by 12 hotels including this one. The exhibit also records approximately USD 765,000 of cash received for hotel net working capital.
What the seller's own numbers say about the hotel
The exhibit carves the property out of Ashford's consolidated accounts. For the year ended 31 December 2025 the hotel produced USD 14.043 million of total revenue. Rooms contributed USD 11.707 million, food and beverage USD 1.183 million and other hotel revenue USD 1.153 million.
Total hotel expenses for the same year were USD 10.156 million. Property taxes, insurance and other costs were USD 469,000. Depreciation and amortisation was USD 1.396 million. Operating income was USD 2.022 million and interest expense was USD 1.851 million. Net income was USD 34,000.
For the six months ended 30 June 2026 the hotel produced USD 7.332 million of total revenue and USD 1.426 million of operating income. Net income for the half was USD 477,000.
Dividing the filing's own figures by the key count gives two per-key sums. The USD 26.0 million price carries about USD 98,900 a key. The USD 25.2 million net consideration carries about USD 95,800 a key.
The asset
The hotel is a six-storey, upper-upscale property on approximately 6.11 acres. It was renovated in 2017 and operates non-union. The 263 keys are two-room suites with separate living and sleeping areas, wet bars, microwaves and refrigerators.
Amenities run to 5,634 square feet of meeting and event space, an indoor pool, a fitness centre, a business centre, airport shuttle service, on-site dining venues and 254 parking spaces.
The hotel trades under Hilton's Embassy Suites flag. JLL states that the property was offered free and clear of management, which leaves the new owner free to set its own operating strategy while it keeps the Hilton platform and the Hilton Honors loyalty programme.
The adviser's own read
The JLL Hotels & Hospitality team was led by Director Vasilis Halakos. Halakos names three supports for the price: in-place operating performance, a differentiated all-suite product and a location minutes from a major transportation hub.
Halakos also points to the airport's USD 2 billion modernisation and to limited opportunities for new hotel development in the airport corridor. He states that the property is well positioned for diverse demand and that its future follows a full renovation.
Philadelphia International Airport publishes the programme. The Transform PHL page states that PHL and Northeast Philadelphia Airport are investing USD 2 billion in airport improvements across 100-plus projects. The page splits the total into USD 1 billion of terminal projects, USD 758 million of airfield and apron projects, USD 116 million of security and information technology projects, USD 86 million of landside projects and USD 75 million of Northeast Philadelphia Airport projects.
The buyer's platform
Peter Bhai is co-founder and chief executive of SSN. He states that the hotel is an excellent addition to a growing portfolio and that the company was attracted to its operating fundamentals, all-suite product and location.
Bhai states that SSN sees room to lift the guest experience and to build on the hotel's established market position. He ties the purchase to the company's programme of acquiring assets in markets with durable demand.
The release's company block describes SSN. The group began in 1993 when a family bought and ran a small hotel in upstate New York. It now oversees more than 34 select service hotels with several further properties in the development pipeline.
Asian Hospitality covered the sale on 8 October 2026. Its report names Peter Bhai as chief executive and Pinky Bhai as president, and places the company in Wilmington, Delaware.
The demand behind the asset
The release lists the hotel's demand drivers: airport travel, nearby universities, professional sports venues, convention activity and corporate demand from Boeing's Ridley Park helicopter plant and the Philadelphia Navy Yard.
The release states that the metropolitan area is anchored by healthcare, life sciences, professional services and advanced manufacturing, and that the mix supports year-round lodging demand across business, group and leisure segments.
The release places the hotel within a short drive of Center City Philadelphia, the University of Pennsylvania, Lincoln Financial Field and Citizens Bank Park. It names Philadelphia International Airport as American Airlines' primary Northeast hub.
