The Caribbean Pipeline Runs Past Two Hundred Projects
HVS counts more than 200 hospitality projects across the Caribbean development pipeline at its 12 October 2026 snapshot. The total covers properties that have recently opened, sit under construction, are in final planning or are announced. Hotel News Resource carried the piece on 13 October 2026.
Two charts carry the underlying data. Both attribute their figures to CoStar and HVS.
One Hundred and Three Projects Sit in the Dominican Republic
The Dominican Republic holds 103 projects, or 48.6 percent of the regional pipeline, and 53.1 percent of all pipeline keys. HVS places the country's concentration in Punta Cana, the Miches corridor, Pedernales and Puerto Plata.
HVS states that new developments are announced almost every month and that not every project in the count will reach completion.
The Bahamas Schemes and Their Dates
Four named luxury projects sit in The Bahamas. Montage Cay is a 53-acre private-island resort in the Abacos with about 50 suites, about 50 residences and a 47-slip marina. Bvlgari Resort and Mansions Cave Cay is scheduled to open in 2029.
Cotton Bay Holdings and Marriott broke ground on the Ritz-Carlton Reserve in South Eleuthera on 14 April 2025 against a stated $200 million programme. Aman's first Bahamas destination, Amancaya, is under construction in the Exumas.
Baha Mar adds a fourth resort with about 350 rooms and 50 branded residences. HVS records the announcement date as 17 October 2024 and the delivery plan for 2029.
Three Brands Open Their First Caribbean Properties
Mandarin Oriental is completing its first Caribbean new-build on Grand Cayman, a 91-key resort with 42 residences. Completion is planned for the first quarter of 2028. Pendry has entered the Caribbean for the first time in Barbados with 80 rooms and 46 residences, and its opening is set for 2027. Equinox makes its Caribbean debut in Anguilla with a resort planned for 2029 beside a 118-berth marina.
Six brands in total are introducing or widening a regional presence: Aman, Rosewood, Mandarin Oriental, Bvlgari, Pendry and Equinox.
Puerto Rico's Esencia Carries a $2-Billion Value
HVS puts the Esencia development at a $2-billion project value and states that it will reportedly feature Mandarin Oriental and Rosewood products with residences. The summary records the approval of the development as one support for the island's pipeline.
Almost Sixty Percent of the Projects Are Luxury or Upper-Upscale
HVS puts luxury and upper-upscale hotels at 58.9 percent of new development projects and 71.1 percent of new keys. Jamaica carries 11.3 percent of pipeline keys against 4.2 percent of pipeline projects. HVS attributes the spread to the scale of the market's luxury and upper-upscale developments and to the residential components attached to them.
Sold Residences Carry the Construction Cost
HVS estimates 64 residential components attached to the pipeline. The Bahamas and Turks and Caicos together hold 40.6 percent of the branded residential pipeline, and the Dominican Republic and Puerto Rico follow.
The summary states that nearly every major luxury project pairs hotel rooms with for-sale branded residences, and that presale deposits and sale proceeds from the residences form a significant part of the capital stack.
CHICOS Presents the Pipeline in November
