Hive House joins Unscripted by Hyatt as Cary's first Hyatt hotel

CMC Hotels put its 45-suite Hive House under the Unscripted by Hyatt soft brand on 24 September, giving Cary, North Carolina its first Hyatt-branded hotel.

Hive House joins Unscripted by Hyatt

CMC Hotels placed its 45-suite Hive House under the Unscripted by Hyatt soft brand on 24 September. The affiliation gives Cary, North Carolina its first Hyatt-branded hotel. The property at 1121 Ledsome Lane had traded independently since it opened in July 2025.

Hive House now books through Hyatt's channels. Guests earn or redeem World of Hyatt points on eligible stays. Hyatt said the conversion required limited construction because the hotel was in good condition and carried an established identity.

Why CMC chose a soft brand

CMC talked with Marriott, Hilton and Hyatt about an affiliation before choosing Unscripted, according to The News & Observer. CMC chief operating officer Sheri Erhart said Unscripted carries more flexible standards than a traditional hotel brand.

"Hive House stays Hive House, but now our guests also have the reach, recognition and benefits of Hyatt and World of Hyatt behind it," Erhart said.

Unscripted is a soft brand. An independently designed hotel keeps its own identity and operations and plugs into Hyatt's reservation and loyalty systems. Hyatt's release puts the 45 suites at 312 to 412 square feet, each with a separate living area and a full kitchen. The conversion added Hive Café, which serves breakfast, lunch, dinner and drinks and takes walk-in customers.

The economics of the affiliation

Chantal Wu, senior director of hospitality market analytics at CoStar Group, described the arrangement as a two-way street. The independent hotel gains distribution and loyalty-program customers. The hotel company gains a property and collects fees.

Wu said independent hotels joining major companies' soft brands is becoming more common.

Cary's rate and occupancy backdrop

Cary held 22 hotels with 2,657 rooms in August, down from 24 hotels and 2,922 rooms five years earlier, according to CoStar data provided by the Greater Raleigh Convention and Visitors Bureau. Loren Gold, the bureau's executive vice president, traced the decline to the closures of the Best Western Cary Inn and Extended Stay America-Cary Regency Park.

Occupancy reached 70.7% in August, up from 68.6% a year earlier. Revenue per available room rose 4% to $107.82 on the same CoStar set. Wu said demand in the Cary/Apex submarket outpaced additions to supply over the 12 months through August.

Visit Raleigh's hotel-development pipeline lists another 946 rooms in Cary over roughly 18 months, about 36% of the town's current inventory.

What CMC is building alongside

CMC already runs Marriott-branded Fairfield and SpringHill Suites hotels inside the Ledsome Lane complex. Wu said the Hyatt affiliation widens the customer base and the range of products CMC sells on the site.

Hive House occupies a building put up in 1999 as part of the former 140-room Best Western Cary complex founded by Erhart's father, G.S. Chhabra. Buildings dating to 1984 and 1989 came down. CMC is building a 125-room Residence Inn on the property, with an opening expected in January.

Hyatt's release places CMC at roughly 1,800 hotel rooms across North Carolina, across Marriott, Hilton, Hyatt and independent properties. It credits the family-owned company with opening Cary's first branded hotel in 1984.

Who fills the rooms

Sports tourism carries part of the demand. The Soccer Tournament, held in Cary in 2026, generated an estimated 22,385 hotel room nights, according to the visitors bureau. Gold said some major Cary events draw enough overnight demand that organizers also book hotels in Raleigh.

"I think it's another sign that Cary has evolved from primarily being a great place to live into a community that is increasingly a destination for business, sports, entertainment and leisure," said Mark Lawson, president of the Cary Chamber of Commerce.

Location and the portfolio

Hive House sits near Crossroads, outside downtown Cary. Jason Ballard, Hyatt's senior vice president and global brand leader for its Essentials portfolio, pointed to Fenton, Downtown Cary Park, Koka Booth Amphitheatre and the wider Triangle as the demand draw. He said Hyatt expects bookings from people on projects, relocations, family visits and longer stays.

"The right location isn't always a traditional downtown address," Ballard said.

Hive House is the first North Carolina property in the Unscripted by Hyatt portfolio. Unscripted Durham belongs to Hyatt's separate JdV by Hyatt brand. Hyatt reported more than 1,500 hotels and all-inclusive properties across 83 countries as of 30 June 2026. Hyatt places Hive House in its Essentials portfolio with Caption by Hyatt, Hyatt Place, Hyatt House, Hyatt Studios, Hyatt Select and UrCove.
