HVS Asia Pacific Hospitality Newsletter - Week Ending 9 October 2026

HVS's Asia Pacific newsletter for the week ending 9 October 2026 carries four deals: IOI Properties' Shenton House purchase in Singapore, CR Longdation's two Kwai Chung hotel conversions to student housing, Coliwoo's River Valley sale-and-leaseback and AB Capital's 46-key Kyoto buy.

HVS records four Asia Pacific hotel deals for the week

HVS published its Asia Pacific hospitality newsletter for the week ending 9 October 2026. The edition carries four transactions. Hospitality Net republished it on 13 October 2026.

The four deals sit in Singapore, Hong Kong and Japan. The buyer set takes in a listed Malaysian developer, a China Resources unit, an SGX-listed co-living operator and a private equity real estate manager.

Singapore: IOI takes Shenton House through its holding company

IOI Properties Group agreed on 1 October 2026 to acquire Shenton 101 Pte Ltd, the company that holds Shenton House at 3 Shenton Way. The buyer is Boulevard View Pte Ltd, an IOI Properties unit. The vendor is group chief executive and major shareholder Datuk Lee Yeow Seng.

The shares carry a price of S$1.00. Two further amounts sit behind that figure. IOI Properties repays S$217.1 million of advances the vendor made to Shenton 101, and the group consolidates S$376.2 million of Shenton 101 bank borrowings on completion.

The advances and the borrowings sum to S$593.3 million. HVS heads the item with that figure, which is the tower valuation. Savills appraised Shenton House as a redevelopment site at S$585 million, and the transaction price sits 1.4 percent above that reading.

The building is a 25-storey commercial property completed in the mid-1970s. It holds 218,246 square feet of net lettable area, and about 42 years remain on the lease.

The hotel belongs to the redevelopment plan. IOI Properties plans a 35-storey mixed-use tower with 12 floors of Grade-A offices and a 165-key luxury hotel. Net lettable area rises to 393,185 square feet, and the group puts the redevelopment cost at about S$973.7 million.

Completion carries conditions: Bank Negara Malaysia approval, lender consents, Singapore Land Authority consent and a right-of-first-refusal waiver. The agreement carries a six-month long stop, and the deal had not completed at publication.

Hong Kong: two Kwai Chung hotels go to student housing

China Resources Longdation Co. Ltd acquired Hotel Ease Tsuen Wan and Hotel Ease Access in Kwai Chung for approximately HK$440 million. CR Longdation is a subsidiary of China Resources (Holdings) Co. Ltd. The two properties hold 330 rooms between them.

The gross floor area runs to about 157,906 square feet, and the price works out at HK$2,786 per square foot. Both hotels convert to student accommodation.

The pair follows CR Longdation's purchase of Hotel Cozi Oasis in Kwai Chung for approximately HK$953 million in March 2026. That asset now trades as Brim Youth, and Hong Kong Baptist University signed for 205 bed spaces there on 10 July 2026.

All three hotels were previously held by the family of the late Hong Kong "Shop King" Tang Shing-bor. The Standard and Global Student Living reported the two-hotel purchase on 24 September 2026, and the digest carries it about two weeks later.

Singapore: Coliwoo sells two River Valley shophouses and leases them back

Coliwoo Holdings Limited agreed to sell 288 and 298 River Valley Road to Qing Feng Construction Pte Ltd. Coliwoo is the SGX-listed co-living subsidiary of LHN Limited. Two put and call option agreements are dated 30 September 2026, and the company announced the transaction on 1 October 2026.

The base purchase prices are S$31.5 million for 288 River Valley Road and S$14.0 million for 298 River Valley Road, a combined S$45.5 million. The company's own release states the aggregate consideration as S$45.8 million, and the HVS digest carries the S$45.5 million base figure.

The two freehold shophouses hold 50 rooms above street-level commercial space. Coliwoo keeps all 50 rooms under its own brand through a three-year leaseback. It expects net cash proceeds of about S$18.7 million.

The gross consideration sits 15 percent below the S$53.5 million guide on the pair. The sale follows Coliwoo's S$134 million disposal of 141 Middle Road to CapitaLand Ascott Trust, which has completed.

Kyoto: AB Capital buys a 46-key boutique hotel off market

AB Capital Investment Limited acquired a newly completed 46-key boutique hotel on Kawaramachi Street in central Kyoto. The company describes the purchase as its 16th hospitality acquisition in Japan, and the deal was agreed off market.

Osaka-based Pleasures Corporation completed the 10-storey steel-frame building in March 2026. Section L, a domestic operator, takes the property. Kyoto is Section L's first project outside Tokyo and the debut of its premium brand.

The week's set

Each item carries a stated operating consequence. Shenton House holds a planned 165-key hotel inside the redevelopment. The two Kwai Chung hotels become student housing. The River Valley shophouses stay under the Coliwoo brand on a three-year lease. The Kyoto property passes to Section L.
