SSN Adds a Philadelphia Airport Hotel

SSN Hotel Management has acquired the Embassy Suites Philadelphia Airport at 9000 Bartram Ave. in Philadelphia. JLL's Hotels & Hospitality group arranged the sale and represented the seller, Ashford Hospitality Trust.

Ashford Hospitality Trust filed an 8-K with an event date of October 6, 2026. The filing records the sale by Ashford Philly LP, an indirect wholly owned subsidiary, to SSN 9000 Bartram Road LLC, under an Agreement of Purchase and Sale dated July 27, 2026, for approximately $26.0 million in cash, subject to customary pro-rations and adjustments. JLL's release states no price.

The Operator's Published Footprint

SSN's own site states that the company has grown from a single hotel to a portfolio of 34 hotels across five states, with 7 hotels under development. The portfolio page names the five states: New Jersey, Pennsylvania, Virginia, Delaware and Florida.

The home page carries the line "37 of top 100 hotel companies". The footer reads 2024 and the pages publish no as-at date for the counts or the ranking. The site lists hotel portfolio, hotel advisory and hotel management as three separate service lines.

The Bench the Team Page Names

SSN's team page names Peter Bhai as Co-Founder and CEO and Pinky Bhai as Co-Founder and President. It also lists Rajiv Bhatia as chief operating officer, Kevin Delaney as vice president, Anup Patel as vice president of development and Vihar Modi as vice president of finance, below whom sit regional directors of sales and operations.

Peter Bhai said in the announcement that the property would join a growing portfolio. He cited its operating fundamentals, its all-suite product and its location next to a transport hub.

What the Buyer Takes On

The hotel runs 263 two-room suites with separate living and sleeping areas, wet bars, microwaves and refrigerators, in a six-storey building on approximately 6.11 acres. It was renovated in 2017, and the release describes the property as non-union.

Amenities include 5,634 square feet of meeting and event space, an indoor pool, a fitness centre, a business centre, airport shuttle service, on-site dining and 254 parking spaces. The property keeps the Embassy Suites flag and Hilton Honors access, and the sale offers it free and clear of management.

The release lists airport travel, nearby universities, professional sports venues and convention activity as the corridor's demand set, with corporate demand from Boeing's Ridley Park plant and the Philadelphia Navy Yard. Vasilis Halakos, the JLL director who led the assignment, cited the airport's $2 billion modernisation programme.

What the Documents Leave Open

The JLL release names no management fee, no contract term and no transition date, and fixes no capital plan for the asset. Neither document names the incumbent manager.
