Pendry Tampa tops out with the condominium book advanced
Pendry Hotels & Resorts and Two Roads Development topped off Pendry Tampa and Pendry Residences Tampa. The release went out on 14 October 2026 from Tampa. The tower has completed its vertical structure ahead of a 2027 opening, and it puts the Pendry brand in Florida for the first time.
The project carries 218 hotel guestrooms and suites and 190 private residences. It stands on the downtown Tampa Riverwalk over the Hillsborough River.
The capital stack behind the tower
Groundbreak Tampa Bay records the building at 38 storeys and 409 feet, with the hotel on floors one to fourteen and the residences on floors fifteen to thirty-eight. That record dates the construction start to November 2023 and reports $520 million in construction financing raised in September 2025. Of that total, $290 million is a C-PACE loan from Nuveen Green Capital that the record calls a record for the instrument.
Two Roads Development develops the project with Pendry Hotels & Resorts. Arquitectonica designs it with Adache Group Architects as architect of record, Studio Munge handles interiors and Coastal Construction serves as general contractor. Florida YIMBY reported all four roles on 26 September 2026.
The sales book the release reports
More than 80 per cent of the residences are under contract. The release puts the sales value at more than $400 million to date. It attributes both figures to the development team. Certified Florida carried the same two figures on 15 October 2026 with the developer named as their source.
A separate position carries an earlier date. Florida YIMBY reported on 26 September 2026 that approximately 75 per cent of the condominium residences had been sold, for more than $385 million in reported sales. Each set carries its own date and its own source.
The counts the project’s own pages carry
Pendry’s property page for Tampa reads 220 design-forward hotel guestrooms and 200 private Pendry Residences, with the debut set for 2027 and more than 14,000 square feet of private event space. The release and Florida YIMBY both read 218 rooms and 190 residences. The residential sales site reads approximately 190. Each count comes from a first-party page.
The residential site also states that Pendry Tampa is planned as Florida’s first Pendry hotel.
Stock, size and price
The residences run from one to three bedrooms at 1,379 to 3,956 square feet, with a penthouse collection above that. Prices start at $1.7 million, a figure the release and the residential sales site both carry. Groundbreak Tampa Bay records the completion date at 31 December 2027.
What the building holds
Clique Hospitality leads food and beverage across four concepts: a signature restaurant, a modern Mexican restaurant, a speakeasy lounge and a poolside restaurant. Amenities include Spa Pendry, a fitness centre, a residents-only rooftop pool and a twelfth-floor open-air pool and terrace.
The hotel carries more than 14,000 square feet of meeting and event space. Residential owners get their own lobby and lounge, private dining and social space, and the Paintbox children’s programme.
The portfolio position
Pendry’s own brand block lists open hotels in San Diego, Baltimore, Chicago, Manhattan West, Washington DC at The Wharf, Park City, Newport Beach and Natirar. It names Nashville, Barbados, Punta Mita and Mexico City as future locations. Tampa joins that pipeline as the brand’s first Florida entry.
What both parties said
Michael Fuerstman, co-founder of Pendry Hotels & Resorts, said in the release: “Reaching the topping off of Pendry Tampa brings us one step closer to opening our doors and introducing the Pendry brand to Florida for the first time.”
Two Roads Development managing partner Reid Boren said: “This milestone reflects the tremendous collaboration between our partners, architects and construction teams.” He adds that the project expands the firm’s portfolio into the Tampa market.
Dates a rate desk watches
The topping off is complete and the interior phase is the work in front of the developer. The release gives 2027 for the opening. Groundbreak Tampa Bay records 31 December 2027 for completion. The pre-sale percentage, the residence count and the room count each carry two published states, and the next release is where those settle.
The hotel component starts on floor one and the residences sit above it. The residential sales book is the published read on pricing for the residential half.
