The Plaza Closes for Four Years From January 2027

The Plaza Hotel closes for at least four years from January 2027 for facade restoration, taking 282 rooms off Fifth Avenue with no reopening date published.

The Plaza Closes for Four Years From January

The Plaza Hotel in New York closes for at least four years from January 2027 to restore its landmark-protected facade. The property announced the works on 14 October 2026. Travel Daily carried the item on 16 October 2026.

The hotel stands on Fifth Avenue at 59th Street, across from Central Park. It opened in 1907. Fairmont Hotels & Resorts, part of Accor, operates the property, and Fairmont's hotel page lists 282 guestrooms, 102 of them suites.

The closure takes 282 hotel rooms out of the Manhattan luxury inventory for the duration. The building also holds 181 condominium units. The hotel's Palm Court, its afternoon tea room, sits inside the property.

The Stated Reason

Travel Daily records the operator's reason as "significant intrusion to operations".

A spokesperson for the hotel told NBC New York that the work involves "careful consideration given to preservation requirements and the building's long-term care, as well as the safety of our guests, employees, and the wider community".

The Compliance Driver

NBC New York reported that the city's Department of Buildings has deemed the facade unsafe and has shared schematics from each side of the building, with photographs showing evidence of unsafe conditions. The same report records that new city laws would allow monthly fines of USD 6,000 from January, which the hotel is working to avoid.

A materials constraint sits behind the schedule. New York City Councilwoman Virginia Maloney, who represents the district, told NBC New York: "I've heard there's only one or two suppliers that can provide the materials needed to modernize the facade."

The Forward Window

The announcement published no reopening date. NBC New York reported that the hotel closes in January 2027 and would reopen in 2031 if construction finishes on schedule.

NBC New York reported that the effect on the hotel's wedding operations is not yet clear. The same report puts the workforce at nearly 400 people, among them doormen, porters and maintenance staff who could go without pay while the repairs run.

Manhattan Borough President Brad Hoylman-Sigal put the labour question to NBC New York: "I am concerned about the workers who will get health care and benefits but likely to be without wages for the entire duration."

NBC New York reported that the building's apartments will not be vacated for the works.

The Prior Programme

Travel Daily records an earlier extended closure at the hotel in 2005, with a reopening three years later after a USD 450 million overhaul.

What the Withdrawal Leaves

For a revenue desk the four-year window is a supply event with dates on it. Two hundred and eighty-two keys leave the Fifth Avenue market in January 2027. The city's other luxury properties trade into the same group, event and leisure demand.

The published record carries no figure for the displaced demand, no cost for the facade works beyond the prior programme's USD 450 million, and no reopening date.
