What the Capital Buys
The Fever Sports Performance Center carries a $78 million budget on 108,000 square feet across three floors. Axios Indianapolis reported the figures at the September 4, 2025 groundbreaking. HEAPY, the commissioning agent, records the same $78,000,000 cost and the same 108,000 square feet on its project page. The two figures divide to about $722 per square foot.
Two regulation-sized courts with natural light anchor the plan, with strength and conditioning equipment, a yoga and Pilates area, a hydration station and a full-service kitchen. A spa-like retreat carries massage, infrared light therapy, a sauna, steam and heat studios, a float tank and multiple hydrotherapy pools. A private outdoor courtyard and mental performance spaces complete the player areas, alongside a hair and nail salon, childcare space and a podcast and content production studio.
The Land Path
An affiliate of Pacers Sports & Entertainment constructs the building on the west half of the former Marion County Jail site, at the corner of Alabama and Maryland streets. The city of Indianapolis makes an intergovernmental land transfer to the Capital Improvement Board of Marion County. The CIB then enters an operating agreement with the PS&E affiliate, and the facility is donated to the CIB at the conclusion of the operating agreement term.
No publisher prints a public capital contribution against the $78 million, and no publisher prints the term length of the operating agreement.
The Schedule on Record
Pacers Sports & Entertainment released the design on January 16, 2025 and put the construction start in August 2025. The groundbreaking ceremony took place on September 4, 2025. The facility opens before the 2027 WNBA season, the date HEAPY repeats on its project page. No publisher prints an opening month inside 2027.
The Supply the Building Sits In
Visit Indy counts $3 billion in new tourism-related projects downtown. The Signia Hilton and the Indiana Convention Center expansion carry $710 million between them and open in December 2026 at 803 rooms and 38 stories. The same page states that delivery lifts the connected set to 13 properties and 5,500 rooms under one roof.
The pipeline behind it, as Visit Indy lists it: the Ritz-Carlton at 176 rooms for 2028, the Westin at Indianapolis International Airport at 253 rooms for 2027, the Kimpton at 167 rooms for 2027, the Motto at 116 rooms for 2026 and a Renaissance conversion at 378 rooms for 2028.
What It Changes for Rates
The training complex adds a year-round tenant to the block around Gainbridge Fieldhouse. A 2027 calendar that carries daily team use beside an 803-room Signia and a 5,500-room connected set gives a revenue manager a second demand base to price against, next to the arena's event calendar.
Three items stay open for that pricing work. Which calendar the team publishes, whether visiting-team and family travel buys blocks, and what the arena block's group ceilings look like once the Signia opens. Ask Pacers Sports & Entertainment for the operating agreement term and the construction completion date, and ask the Capital Improvement Board for the transfer terms and the maintenance obligations that begin at the donation.
