What the Site Becomes
Hendricks Commercial Properties named the Circle Centre Mall redevelopment Traction Yards on 12 December 2025. The program is roughly 400,000 square feet of retail, dining and entertainment, 100,000 square feet of office space and more than 300 residential units across a two-city-block site at 49 W Maryland Street. The developer is based in Beloit, Wisconsin.
The delivery dates split across publishers. The December 2025 release, the developer's property record and Visit Indy's new-developments page put the first major phase in 2029. Visit Indy's construction-updates page puts the current phase at 2030. HVS wrote on 8 September 2025 that phase one broke ground in 2025 and is scheduled for completion by 2030. Hendricks has said the full build could run a decade.
Interior tenants were required to vacate by 31 December 2025. Outdoor-facing tenants remain in place through the early phases.
The Connected Inventory the City Sells
A downtown group booking in Indianapolis is sold against a connected package. Visit Indy's connected-hotels page counts 12 hotels and 5,200 rooms connected to the Indiana Convention Center, with more than 10,000 rooms inside walking distance. Its new-developments page counts 13 properties and 5,500 rooms once the Signia opens. Both counts sit on the same publisher's site.
The Signia by Hilton Indianapolis contributes 803 rooms to that package, with a 143,500-square-foot convention center expansion and an anticipated opening of December 2026. The venue's news index carries a separate February 2027 reservations date for the same hotel.
The venue's own counts are lower. The Indiana Convention Center publishes 7,100 hotel rooms in downtown Indianapolis and 4,700 rooms connected to the building by skywalk.
The Skywalk Reroute
Visit Indy's construction-updates page records the changes around the site. The skywalk connecting the Omni Severin Hotel to Circle Centre came out during the fourth quarter of 2025. The skywalk between the mall and the World of Wonders parking garage closes temporarily. The parking garages stay open and the Meridian Street businesses stay open. The food court closes for the duration of construction.
Hendricks plans to widen the remaining walkways and open them to the air. IBJ reported on 12 December 2025 that the Artsgarden stays in place above Illinois and Washington Streets and is likely to be the only enclosed skywalk left in the mall structure.
An enclosed route between a hotel and the convention center is part of what a group contract holds. The two published counts of the connected package bracket the inventory a held block draws on.
The Pipeline Against the Booking Window
Visit Indy's new-developments page lists the deliveries a planner can hold against. The Motto carries 116 rooms for 2026. The Westin at Indianapolis International Airport carries 253 rooms for 2027 and the Kimpton 167 rooms for 2027. The Ritz-Carlton carries 176 rooms for 2028 with a 4,000-capacity Live Nation venue, and the Renaissance conversion 378 rooms for 2028. City Market East is listed at $175 million for 2028. Georgia Street's west block opens in October 2026. The page puts the city's tourism-related projects at $3 billion.
Bradford Allen's March 2026 article, citing CoStar, gives 8.1 million room nights of demand in the 12 months to mid-2025, more than 580,000 above the pre-COVID peak. It gives the mid-year pipeline as more than 1,500 rooms under construction, 3,402 rooms in final planning and 3,220 rooms proposed.
Marcus & Millichap's first-quarter 2026 report forecasts the central business district holding occupancy near 65 percent in 2026, the highest in the metro, against a modest year-over-year dip.
What the Record Leaves Open
No publisher states a room rate for the district, a minimum stay, a release date or a cancellations term. No publisher states a booking window or a rate floor for any property inside Traction Yards. No publisher gives a room-night forecast for downtown against the 2029 or 2030 phase.
The connected inventory a planner can hold is the 5,200 rooms Visit Indy publishes. The district's effect on that inventory stays unpublished until the retail, office and residential components carry delivery dates.
