Indiana University Health is building a hospital campus on 44 acres between 12th and 16th streets, from Capitol Avenue to Interstate 65. Inside INdiana Business describes the site as approximately eight square blocks.
The health system's project page records 864 inpatient rooms, 50 operating rooms and 110 care spaces in the emergency department.
The programme
The hospital holds three 16-storey towers. Inside INdiana Business reports 1 million square feet dedicated to inpatient care and 380 outpatient exam rooms. Four further buildings complete the campus, per the health system.
The Medical Office Building is a five-storey mixed-use building for offices, clinical space and retail. The South Support Building holds material management, loading docks and the primary patient parking, with space for 22 semitrailers and 2,600 parking spaces. The Central Utility Plant carries chillers, boilers, heat-recovery chillers, steam for sterilisation, fire-protection water and backup power generators. The medical education and research building serves IU School of Medicine, and HVS puts it at 326,000 square feet.
Square footage is published two ways. Gilbane's topping-out release reads 2.5-plus million square feet for the campus. Construction Dive cites Gilbane's project page for a 2.1-million-square-foot hospital.
The capital stack
The campus cost is $4.3 billion, per Inside INdiana Business. That publication breaks the total into $2.3 billion for the hospital and $1.98 billion for additional facilities on the campus and neighbouring properties.
The health system's board set the hospital budget at $2.31 billion in January 2023. It raised capacity to 864 private patient beds from a previously planned 672 and set the three bed towers at 16 storeys, the upper range in the city-approved design plan.
The board's release states its reasons. Construction costs had risen by more than 20 percent since the project was first budgeted. The release projects $50 million a year in operating savings from consolidating two acute-care hospitals and removing duplicated services.
From filing to opening
The health system filed design plans with the Indianapolis Metropolitan Development Commission in March 2022. Its own release says excavation for the hospital foundation would begin the following week. Inside INdiana Business dates the ground-breaking to March 2022.
Gilbane Building and F.A. Wilhelm Construction topped out the hospital at the end of May 2025 under a joint venture. Gilbane's release is dated May 27, 2025 and ties the ceremony to Construction Safety Week, held May 5 to 9.
Progress reads about 60 percent complete and on schedule in April 2026, per Inside INdiana Business. The same account records 48 of 56 elevators installed, the building enclosed and the roof finished in December, and about 1,500 construction workers on the site.
The opening date carries three published forms. The project page answers its own opening question with December 2027. Its opening summary reads late 2027. The January 2023 release moved the inpatient opening to the fourth quarter of 2027.
What the scale carries into the corridor
HVS records steady weekday hotel demand for extended-stay and midscale hotels from medical professionals, faculty, patients and families around the campus.
The project page states that IU Health hires designer and builder vendors at different times through 2025. It points contractors to the procurement cycle and to the registration and prequalification route. Construction questions go to downtownhospital@iuhealth.org.
The health system has not published the hospital's name. No publisher has released the annual construction spend by year or the number of trade contracts let.
