What Recurring Corporate Training Demand Means for Hotel Owners

ATD's OrgDev conference returns to Indianapolis on September 29 to October 1, 2026 after a Houston edition in 2025. The contracted block, the September 3 cut-off, the airline windows and the group economics an Indianapolis owner can underwrite.

The recurrence claim needs a check first

The Association for Talent Development runs its organisation-development conference at the Indiana Convention Center from 29 September to 1 October 2026. The venue publisher gives it the Sagamore 1-7 room set and forecasts 1,000 attendees. ATD's own site gives the same three days.

An owner reading that as an annually repeating same-city booking should open the organiser's prior-edition page first. ATD's FAQ for the 2025 edition, still live on the same subdomain, puts that conference at The Omni Houston on 20-22 October 2025, with a $189 block rate and a 29 September 2025 cut-off. The 2026 edition changed city and moved its start 344 days later. The recurrence an owner can underwrite belongs to the association.

The contract that does carry a date

The 2026 block is published. ATD holds rooms at the Hyatt Regency Indianapolis, 1 S Capitol Ave, and The Westin Indianapolis, 241 W Washington Street, both at $195 a night plus taxes and fees through 3 September 2026. The cut-off falls 26 days before the first session.

The two hotels hold 1,074 guest rooms and 77,500 square feet of meeting space, on Visit Indy's connected-hotel inventory. The venue publisher's 1,000 forecast sits just under that room count. Downtown holds 7,100 rooms, so 1,000 delegates is 14.1 percent of the stock. ATD runs Core4 in the same building on the same three days with the same 1,000 forecast, and the MAPP Benchmarking and Best Practices Conference moves in alongside with 650. The three come to 2,650, or 37.3 percent of downtown rooms.

What the arrival envelope documents

The programme runs from a 7:30 a.m. registration on Tuesday 29 September to a 12:30 p.m. wrap-up on Thursday 1 October. The airline discounts document a wider envelope. Delta runs 24 September to 6 October, Southwest 26 September to 4 October and United 27 September to 5 October, each naming Indianapolis International Airport. Those windows open on a Thursday, a Saturday and a Sunday, and close on a Sunday, a Monday and a Tuesday.

The arrival envelope covers a Sunday night and a Monday night, and the departure envelope covers a Monday. Kalibri Labs, with PwC, measured group length of stay at 2.46 days against 2.44 in its 2015-2017 data. The programme is three nights. Take the envelope and the programme together when filling a midweek base.

The space is the asset, and the district owns it

Kalibri reports that only 12.1 percent of U.S. hotels carry more than 30 square feet of meeting space for every guest room, that 27 percent carry more than 1,000 square feet and that just over 7 percent carry more than 8,000. Its data covers 2015 to 2017.

The two block hotels carry 72.2 square feet per guest room. Across the fifteen downtown properties that publish a meeting-inventory block on Visit Indy's directory, the figure is 81.2 square feet per guest room, or 2.7 times the 30 square foot threshold. Kalibri puts group room revenue per available square foot of meeting space at $1.00 in 2017 against $0.92 in 2015.

Where the group premium sits, and where it does not

PwC estimated the 2017 U.S. groups, meetings and events market above $300 billion, with $140 billion served by hotels, $30 billion in room revenue and $110 billion in ancillary services, or 3.67 times room revenue. The report states its own limit: its trend analysis was room revenue only.

The current read is mixed. CBRE Hotels Research, from 2,669 full-service, resort and convention hotels plus monthly statements for 866 properties in the first half of 2025, finds food and beverage revenue per occupied room up 3.8 percent against 3.0 percent for total hotel revenue. Banquet revenue fell 7.3 percent at convention hotels while rising 8.7 percent at resorts. Public room rental rose 9.5 percent and service charges 7.9 percent, two lines CBRE calls historically negotiable for meeting and event planners.

What to carry into the model

The block rate is $195 against a downtown stock of 7,100 rooms and a published cut-off 26 days before arrival. Group acquisition cost is published. Kalibri gives 7.8 percent of group room revenue for an independent 200-room hotel, 8.8 percent for a 300-room chain property and 16.0 percent for a 500-room big-brand hotel, each at its own group share and occupancy. The upper bound is 35 percent of group room revenue.

The demand side is the part to watch. Training magazine's 2025 Training Industry Report puts U.S. training expenditure at $102.8 billion, up 4.9 percent, and its travel, facilities and equipment line down to $22.1 billion from $25 billion, a fall of 11.6 percent. ATD's own State of the Industry puts direct learning expenditure per employee at $846 for 2025 against $1,254 for 2024, a fall of 32.5 percent, while formal learning hours rose from 13.7 to 16.7. ATD blocks a scripted read of its site, so that figure carries ATD as its publisher.

On the asset itself, downtown occupancy ran 64.7 percent against a U.S. average of 62.4 percent, on an average daily rate of $209.11, up 12 percent, and revenue per available room of $135.20, up 13 percent. The pipeline holds more than 1,500 rooms under construction, 3,402 in final planning and 3,220 proposed, and Signia by Hilton delivers 800 rooms in December 2026 alongside a 143,500-square-foot Convention Center expansion. PwC forecasts 0.9 percent U.S. RevPAR growth in 2026, with upper upscale at 2 percent, upscale at 1.8 percent and upper midscale at 1 percent, after all three declined in 2025.

Underwrite the association relationship, the contracted rate with its published cut-off, and the Sunday and Monday nights the airline envelope opens. The host city has changed between the last two editions of this conference.
