The Booking the Segment Brings
ATD Core4 runs 29 September to 1 October 2026 at the Indiana Convention Center. The organiser holds rooms at $195 a night plus taxes and fees through 3 September at two properties. The Hyatt Regency Indianapolis sits at 1 S Capitol Ave and The Westin Indianapolis at 241 W Washington Street. The venue forecasts 1,000 attendees.
Three airline windows bound the stay. Southwest covers 26 September to 4 October, United 27 September to 5 October under code ZRVK140770, and Delta 24 September to 6 October under meeting event code NY4CZ. Each names Indianapolis International Airport. A conference that opens on a Tuesday and closes on a Thursday books the Monday, Tuesday and Wednesday nights.
What the Segment Does to the Base
Kalibri Labs and PwC put group business at 14.4 percent of U.S. room nights in their 2017 data. Group guest-paid RevPAR moved from 18.1 percent in 2015 to 17.9 percent in 2017. Group ADR trailed published rate by $11.21 in 2015 and $6.27 in 2017. Average length of stay moved from 2.44 to 2.46 days and booking lead time from 17.7 to 18.5 days. The report carries a 2018 publication date over 2015 to 2017 data.
That combination is the shape a weekday base needs: a rate below the peak leisure print, an occupancy block committed months ahead, and a stay that crosses two or three midweek nights.
The Market It Sits In
Newmark's 4Q 2025 Midwest report, on Kalibri Labs data, puts Indianapolis year-to-date RevPAR down 4.8 percent, against minus 0.7 percent for the Midwest and minus 1.2 percent for the top 104 U.S. markets. The metro's RevPAR index reads 0.914, which places it second of 16 Midwest markets.
Marcus & Millichap's 1Q 2026 forecast holds the CBD near 65 percent occupancy, the highest in the metro, on a modest year-over-year dip. The firm states the convention center expansion and the connected Signia hotel should support weekday occupancy and rate growth over time.
Where the Group Demand Sits
Group room revenue per available square foot of meeting space ran $0.92 in 2015 and $1.00 in 2017 on the Kalibri and PwC figures. Groups held 37.1 percent of demand in 2017 at properties above 15,000 square feet of meeting space, from 38.2 percent in 2015, and 23.9 percent in the 8,000 to 15,000 band, from 25.7 percent. 12.1 percent of U.S. hotels carry more than 30 square feet of meeting space per guest room.
Visit Indy's connected-hotel list carries a sleeping-room count and a meeting-square-footage figure for nine properties: 4,512 rooms against 552,957 square feet, or 122.5 square feet per guest room. The list's own lead-in reads 12 hotels and 5,200 rooms connected. The expansion takes that to 13 properties and 5,500 rooms, with more than 10,000 rooms within walking distance of the convention center.
The Supply Arriving
Cornovus Capital's Q1 2026 Midwest report carries the Indianapolis pipeline at more than 1,500 rooms under construction, 3,402 rooms in final planning and 3,220 rooms proposed. The three figures total 8,122 rooms. Eight hotels delivered in the CBD over the previous five years, adding approximately 1,052 rooms.
The same report puts the convention center renovation at $200 million with an expected opening in summer 2026, and the connected 800-room Signia by Hilton Indianapolis on track to open in early 2027. HVS dates the expansion at $781 million and 143,500 square feet including a 50,000-square-foot ballroom, with more than 5,500 rooms on the skywalk system on completion. Visit Indy lists the Signia at 803 rooms and 235,000 square feet of meeting space, and Newmark's supply table carries 814 rooms on a fourth-quarter 2026 delivery.
The Cost Side of the Mix
CBRE Hotels Research reports banquet revenue at convention hotels down 7.3 percent in the first half of 2025, against resort hotels up 8.7 percent. Food and beverage revenue per occupied room rose 3.8 percent, against 3.0 percent for total hotel revenue. Public room rental rose 9.5 percent and service charges 7.9 percent. Food and beverage labour ran at 59.4 percent of department expenses.
A training group buys sleeping rooms, meeting space, coffee breaks and a lunch. The Core4 schedule carries nine food and beverage windows: four 30-minute breaks, two breakfast chats, one lunch, one networking event and one reception.
Three Questions for the Underwriting
Ask what share of the midweek calendar is contracted before the year opens. The venue calendar shows MAPP Benchmarking, ATD Core4 and ATD OrgDev all running 29 September to 1 October, which concentrates three groups inside one midweek and books all three out on the same day.
Ask what the $195 block floor does to the unrestricted rate on the same nights. Engine's Indianapolis table gives September a nightly average of $117 and October $134, against a city average of $128.
Ask what the arriving supply does to booking lead time. The pipeline total across construction, final planning and proposal is 8,122 rooms, against 7,100 downtown rooms today.
