Pivot has been selected to manage the Hutton Hotel, Nashville, Tennessee, a Tribute Portfolio by Marriott Hotel. A joint venture led by The Georgetown Company owns the property and made the selection. Pivot operates as the lifestyle vertical of Davidson Hospitality Group, and Davidson describes it as "Davidson Hospitality Group's lifestyle operating vertical, Pivot serves a bold and responsive hotel portfolio." The announcement carried an Atlanta dateline and ran on 17 September 2026.
The Inventory
The hotel sits at 1808 West End Avenue in Nashville's West End, steps from Music Row. It holds 246 newly renovated guestrooms. The public spaces cover Evelyn's, a dining room; Analog, a 5,000 square-foot music venue; the Writers Studios, two recording suites; 15,000 square feet of meeting and event space; and The Spa at Hutton Hotel, a 3,200 square-foot spa and fitness facility.
How the Rooms Sell
The distribution position rests on the Marriott affiliation. The hotel joined Marriott International's Tribute Portfolio and Marriott Bonvoy in May 2026, which places the inventory inside a global loyalty and booking system. LODGING reported the affiliation on 29 May 2026 and described a newly renovated 246-room property.
The renovation preceded the affiliation. The property relaunched after a $40 million programme covering reimagined guestrooms, a lobby transformation that added Mimi's Bar, a renovated ballroom and meeting space, a new spa and fitness offering, and a refreshed dining concept, Evelyn's.
The Revenue Levers Pivot Names
Pivot publishes the levers it works across its portfolio. Its own page states that the team manages whole-property profit and names ancillary revenue, food and beverage pricing, acquisition cost and asset valuation as inputs to the revenue strategy.
Nick Gregory, executive vice president of operations at Pivot, framed the mandate around the hotel's new identity. "We are excited to leverage the hotel's new identity, reimagined spaces, intimate dining, and wellness offerings to deliver exceptional Southern hospitality and optimize revenue growth across all channels of the Hutton Hotel," he said.
Michael Fishbin, managing director and head of hospitality at The Georgetown Company, tied the selection to performance. "Based on its stellar reputation of operational excellence and delivering truly differentiated guest experiences, our team is looking forward to collaborating with the Pivot team to propel performance and reaffirm the property's place at the intersection of music, design, and culture," he said.
Ownership and Operators
The Georgetown Company bought the property in January 2022 in an all-cash purchase of the then 250-key hotel. That purchase was the first through the $1 billion hospitality investment platform Georgetown launched with First Hospitality in 2021. First Hospitality managed the hotel from 2022, and the September 2026 selection moves the contract to Pivot. The room count reads 250 keys at acquisition and 246 rooms in the current release, a change the renovation made.
Davidson's leadership pages record Pivot's launch in 2015 and Hotel Zephyr as its first property, and they record the portfolio's growth from four hotels to more than 20.
Open Points in the Record
The release discloses no management contract term, no fee structure and no performance targets. The ownership joint venture is named as led by The Georgetown Company without the other parties. The release publishes no group rate, no channel mix and no occupancy figure for the property.
Two published pages differ on detail. The hotel's own spa page still reads "Arriving Summer 2026" and "set to open in Summer2026," while the release presents the spa as the hotel's newest debut. Davidson's portfolio page places the hotel in Nashville's Midtown where the release says West End. The street address holds across both.
